@@tears2040 making $150k a year, buying a $450k house would mean you would need to take out a 30 year loan; and with todays interest rates, you’d still be house poor.

I remember in 2016, I had visited Toll Brothers’ Lakeshore and some of their home plans. At the time, they were starting around 350k and the casitas were starting at 250k. And the surrounding area, at the time, was relatively not yet developed. Just shows how much the area has boomed considering how close they were always to Disney (about 10-15mins). Now they are worth over 700k and larger estate models exceed 1Mil easily on the resale market. Comparatively, now that it’s 2024 and Orlando has grown as the rest of Florida does, this is a similar trajectory we are heading into for Apopka. It’s very exciting to see what’s in store! 😊

Average single family home in Orlando is 515k. So 450k is affordable by area standards.

Very good questions. The 429 access helps but there's definitely going to be increasing congestion in these high growth areas. My thought is that it will be manageable initially, but as more houses go in from each of these subdivisions the roads will naturally become more congested. The question will then be how quickly can those in charge make plans to widen the roads, and what obstacles will they face? In my experience, local governments are slow to make those decisions, or to get on the radar of FL DOT. As far as wildlife displacement, another good question. We visited a variety of communities when we were down here looking last year and some of them do a really nice job setting aside conservation areas. And some of them pack houses in, trying to squeeze out every dollar. It just depends. But the reality is, even with conservation areas set aside, wildlife is going to lose out. What we need is for local governments to continue to set aside more land for conservation. Apopka does have Wekiva Springs State Park and also a great loop drive, with hiking trails around Lake Apopka, so there is already some good preservation going on. But I wouldn't mind seeing more in all of these areas.

We have enough restaurants and fast food buildings. How about making something to help the homeless or our communities. All these high price homes will not do Apopka any good. More traffic equals more mess 😢😢

I will own a second home in the Orlando in the near future. I started leaning toward Apopka simply because it wasn’t as saturated with new builds in unfinished looking neighborhoods like central Orlando. I know not all neighborhoods in Orlando are like that, but there are so many that look awful. Right next to the highway, crowded, no trees in sight. Literally look like someone bulldozed a big square and piled as many as possible. That doesn’t appeal to me. I’d rather buy a little bit older home and redo the kitchen and bathrooms to modernize them in a nicer area than go for some of the newer Orlando developments that are out there. Now it seems like Apopka will be doing the same thing.

I install all of the underground electrical lines in those area for Duke Energy. It’s always exciting for me to see those areas grow. More work for we. I remember back in the mid 90’s I helped install the underground electrical lines in Waterford Lakes, Avalon Park, then to Hunters Creek then to Celebration then to Reunite and down U.S. 27 into Bella Colina into Winter Garden and now Deland and Apopka, working 6-7 days a week, 10 hours a day. It never get old to me. I love the growth.

I live in the Kelly Park area.. First off, my neighborhood has half acre plots in the low to mid 500s and 2400sf single story homes. Great quality, too. Second, we already need a second publix in the area. And some gas stations... but yeah, that's all coming soon. This area is booming beyond belief.

Hi Ken! Love your videos! Quick question. Why do you refer to the communities within Apopka by Toll Brothers as “lite”? I’ve heard this before in a few of your previous videos. Is there a particular reason which can be elaborated on? Thanks!

Great question. I’ve sold Toll Brothers homes for nearly 20 years. They’ve always been the luxury semi-custom option, and usually don’t play in the mid tier price points. As prices have climbed in the higher end, they needed more options to keep sales going. So they’ve purchased in areas that are in that middle tier where most of the sales are. In order to do so, they’ve had to offer a slightly different product than I’m used to seeing. It’s still frankly better than most other builder though. Which is why they’re still more expensive than, say, a Lennar who is usually more barebones in their orlando area communities. Hope that all makes sense!

Don't buy a toll brothers home. Craftsmanship is terrible and don't back there product. To get warranty work done is very challenging. Would not recommend
