I have a job that makes me move about every 3 years. Lots of coworkers always say I'm dumb for renting but the reality is most of them are only doing the math of the home value and not the sunk costs. I've rented for 13 years and estimate that it is $156k in rent payments, but breaking a lease is less stressful than selling a home or managing a rental property from outside the area. Now, if I had stability in an area, yeah, buying probably makes sense. Glad you covered this because I only hear 'buy property', but there are more factors than just blindly lusting for property, especially short term property.

Real estate is a good investment, but with lots of random overhead and high hassle. The return rate of real estate has been abnormally high for the last 15 years so I think it’s made people forget that stocks are more consistently higher return with 0 random costs. The only thing imo that makes real estate better is that it takes advantage of human nature to profit, especially a primary residence fixing monthly bills somewhat

That Kiyosaki quote is ridiculous. An asset is anything that adds to your net worth regardless of whether it generates an income or not. What's a bar of gold or a Monet?

The quote was being used more to highlight how homes can eat up income with lower returns (case by case basis) compared to investing in an Index-fund, once you buy gold or a monet, there are no additional costs like with home ownership, and both gold and art have a historical annual return of 5% or more. On a side note, the more I have been reading up on Kiyosaki, the more I wish I hadn't used him as my reference quote.

Great video but 2.5k for rent is quite low and makes numbers look unrealistic. Looking at Toronto, rents on a 1.5 million condo are around 4-5k monthly.

Thanks for watching the video Gary. Yes, $2500 is cheap compared to Toronto, the house is located outside Vancouver. My neihbor has no mortgage and has lived in the home for 30 years, so he is able to charge a lower rent to same tenant he has had for years. Condos in downtown Vancouver have comparable rent to the example you gave and in hindsight I could of used that as a great second example :) Thanks for your feedback, I appreciate it, and thanks for watching!
