@troypanapa9884 Landa honestly is overrated, hard to sell properties (still) and the dividends are pretty low. Way underperforms compared to Fund-rise. You could try both and I’m sure you’d come to the same conclusion on which is the better app

Landa is NOT the app to use. I started out with no problems. Then it was one problem after another. After just a few problems they ignored me. I guess they thought the problem would go away if they just pretended I didn't exist. So I went to the BBB. Only then did they contact me to fix the issues I was having. Anytime I have an issue they still try to ignore me until I threaten with another BBB report

I haven’t had that issue, but I have switched to FundRise from the ease of use and better transparency. Landa is okay, definitely not perfect. But FundRise is seemingly miles ahead

Yeah, I actually moved over to strictly use Fundrise, less to worry about and manage. Hands off and it's been doing great - and completely withdrawable without any limits, unlike Landa which only allows sells if the property has had all of it's shares sold

Personally Fundrise is a portfolio based company which is great for buying up “baskets of properties”. But REITS can be bought in your brokerage account via Robinhood, Webull, etc. those links are in the video description ✅😊

In terms of ROI, it depends on the individual properties ROI. Sketchy points, such as not being as regulated as a REIT (since it’s a new technology) and some of the properties don’t have every piece of paperwork that could separate a great purchase from a mediocre one. There’s other things too but I’d suggest sitting down and reading it for yourself 😊

If the property you own goes down value, your shares go down but as long as there are renters you will still earn a percentage of the dividend each month 🙏 hope that helps!!

Rental income is basically rent minus expenses, so it shouldn't change if the property value changes. Also, the value of shares is determined by what someone is willing to pay for them on the app. This can be somewhat disconnected from the "outside" valuation of the property.

More and more everyday! They even added a finance option, meaning you can invest in the early stage in properties (basically crowdsourcing loans for Landa) which yields a good return. But no commercial properties like Fundrise yet.

Yeah Landa does profit a lot. I normally invest in REITS since they pay a better dividend and you end up winning when the company that managed the properties wins. Apps like Landa are definitely just getting started. They could do really well and be the new “go to” for fractional real estate OR go to ZERO. Too soon to tell

You don't really build equity since they use interest only loans. However you can still benefit from property appreciation for the portion that you own when you sell... I think the cut they take is pretty fair. 6% purchase price +8% of rent as management fee I believe. I got some very high yield properties in the past. At the moment interest rates are high which comes with higher monthly expenses, so margins are not as high as could be.

That’s too bad, that means they’ll likely see a smaller growth in users. And if they rely on investor funding, the growth slowdown in new users would look bad to the investors and can lead to less funding in the future… not a good move IMO

@Ci_Spook I do love that landa has the option to pick certain properties. Almost like picking individual stocks. But I don’t like their business model as much as Fundrise (less stable) and much harder to get your money out because of the way they programmed the shares in. So overall, I’d say Fundrise is the superior platform for sure. 💰🤘

That’s a great question, but unfortunately no, they only sell off a portion of the entire properties equity. Which is good in fact because then the company has some skin in the game and is more likely to take better care of the property!

I believe they only sell a fraction of the entire deal. But if you wanted to own a big chunk of real estate, you might as well go in on with a partner and buy a property together (short term rentals work best)… The reward is greater and you’d be taking less risk with less parties involved than with trying to do that with an app! But that’s just my opinion 🤷♂️

Yes, it’s a marketplace. That’s why I use Fundrise instead. Landa, it seems like, has shifted focus from the use experience of buying/selling properties to selling unsecured loans with high ish return rate. Which makes it less fun and less worth it
