You guys did very good job. I own a land in an unorganized township in northern Ontario for the last two years and went thru many same questions where I included my lawyer, realtor agent, closest township and I got pretty much same answers. Follow up Ontario building codes and you are fine. Have fun , be safe out there and good luck with your project 🫶

I had never heard of unorganized townships before I watched one of your videos. Thank you so much for sharing your knowledge and wisdom. You inspire me. I'm 52 and single. I had given up hope to own property on my own. But I've been doing research and it can happen for me. So now, I can resurrect my dream of building my home and gardening and caring for the land. We are on Manitoulin Island and have an offgrid home in an orgaized township. We didnt have too much trouble getting our build done but we did need a permit for everything. We have heard crazy stories about the planning board. Its gotten much worse in the last couple of years. The island is incredibly beautiful and has some amazing people. We havent regretted our decision to move here.

I thought about Manitoulin a couple years ago myself. As the crow flies I'm not really that far, so I figured, ok still a Move, but not a MOVE. A few months back I saw something on here that said they're cracking down on off grid so that pushes that place out of the running for me. For some reason, municipalities have got it in their heads that off grid and tiny living = people living in cardboard boxes instead of what it really is

The Manitoulin Planing Board is an absolute nightmare!! My parents grew up there, with roots on the Island going back generations. I spent huge portions of my childhood there and continue to visit close family living there as often as I can. For me Manitoulin holds a deep reverence and feeling of home and spiritual grounding. The reason my wife and I are looking elsewhere for our off grid dream property is the Manitoulin Planning Board. They will do everything they can to make your project as expensive and difficult as possible or outright impossible. Several of my family members are contractors on the Island and I assure you they have many tales of difficulties with the MPB!

I have never ever heard of an unorganized peace of property that has the rules that seem to be on the island. I would chalenge that. I have lived on a number of UN ORG. townships in my life and that sounds like total bull shit.

The governments at the provincial level and a bit at the federal level need to free up large amounts of the lands they are holding and hording. In Canada, 90+% of all lands are held by governments. In BC, it's a massive 95%! I know some real estate players in BC who laugh about this as it keeps lands in all regions up high! Also, they should do away with property taxes for as long as you pay taxes on it you never own it. Move to community fees? Instead of property taxes. I've been enjoying your videos, and I'm looking forward to seeing more of your journey forward and good luck

You should be following the building code no matter what you are doing. I live near an unorganized township and even the people living there don't want shacks built next door. Most Townships have rules in place to keep people from living in mobile homes and trailers...cheaper taxes are the benefit...but the closest fire department will never make it in time to save anything.

The main issue with the building code is, I believe, minimum size requirements, perhaps building materials as well.

@@thearmchairgm7308 the minimum size requirements they set are a frickin joke, really. They don't give 2 craps about how small apartments can be, yet a tiny home (which is way bigger than many monthly residential rentals) is classed as *too small" to live in by many municipal standards. I beg to differ. The cottage I've been living in for the last 15 years, tossing my money away monthly by paying rent to someone else for the "privilege" (what's considered a right, actually, where I am) to have a place to live, is smaller than your average tiny home. I'm going to be buying one soon. According to the builders specs I'll be gaining about 100 square feet and one of the best parts is, it'll cost me $250/month less to own it over only a couple short years

I just bought 160 up Northern Ontario the whole purpose was cuz I could do whatever I want with no bylaws. $60 a year and land tax the only land I think I might always be able to afford to own. Tax on the house I'm in in Southern Ontario $5,000 a year and I can't do anything on that land without being extorted for tens of thousands of dollars in permits. PS if you're worried about buying land that might one day be incorporated into an organized Township buy land in townships where there's only very few parcels private. My parcel of land is one of the only two private parcels in the whole Township there is no way it will ever be organized no Township will Incorporated cuz there's only two parcels to charge taxes on and they'd have to provide services to the whole Township which would cost them more than the revenue they could ever get back

You are saying that you are going to build to the Ontario Building code and you have a saw mill. Just to be clear in your situation I would mill my own lumber to build my house if I had that option. But in order to build to the code you are required to build structural with stamped lumber.

While you require stamped lumber to build to code it is a bit of a joke. I’ve purchased stamped lumber at local building store that is junk wood. I’ve used lumber from my sawmill that is way better quality. Stamped lumber is only as good as the person or company that’s grading it (many sawmills grade their own lumber ). I think a person who saws their own lumber and gets a private person in to grade it will still be better off. I personally would build with ungraded lumber from my own mill and not worry about it

You know they dont want anyone having free electricity, free water, free sewer, and almost free heat. Im making this move myself likely within a year. I hope where im going doesnt build up too quick cuz seriously, no reason why modest living ahould be outlawed or phased out against people who have been already established

Not 100% sure.... 'To code' also includes using 'stamped lumber'... purchased/certified ... not homemade lumber... Any thoughts? 🤔

Transit from down south ontario is being restored to the north. Not sure the train name but it’s advertised for tourism but others could surge north.

I don’t think you will have half of Toronto moving there anytime soon. They will have no Starbucks or any of the conveniences of Toronto. Living in the north is for self sufficient people. Most from southern Ontario will not last there.

From our research, we couldn't really find anything. I know different provinces have different rules and regulations. Ontario does seem to have the bulk of unorganized townships in Northern Ontario. People online mention Saskatchewan and Alberta having unorganized townships, but their rules and regulations seem a bit different.

Was a bit concerned when I saw the title but good to know they still don't require permits. It sounds like they just want more power to enforce existing laws which is still a bit concerning, but probably won't be a big issue if you stay secluded and out of the spotlight. I think they'll only target anyone that "sticks out" like those communes you mentioned, or if you build a 10 storey hotel or something that accommodates lot of people, then yeah that might be an issue. I do worry about the possibility of amalgamation though... but I'm far enough away from any town that I think I should be safe. I wonder if there is any way to fight amalgamation, like opt out or something.

I've lived rurally most of my life (50+ years), and the issues you are speaking of are not new and not isolated to unorganized townships. It has been my observation that there are plenty of people who get tired of the rat race of city life, (I can't fault that) and they want to leave it behind and move to the country. The problem lies in that they want a country life, but they also want all their amenities that they decided to leave in the city. It doesn't work that way, and it only causes unnecessary conflict. I'm not saying that city people should stay in the city, but they need to realize where they are going. If they want to leave the city, thats fine; but they must truly leave the city in the city. Congratulations to you for taking the jump to country living; leave the city stuff where it belongs, and you'll do great.

You don't have to choose one or the other if you buy in an organized township. I see why anyone living in an unorganized township would have issues with new neighbors moving in and trying to change things. But I don't see why we should have to give up garbage collection, mail delivery, schools and road maintenance as long they move to a town that already has those things. We specifically bought land in an organized township to have those things. So far we get along with our neighbors and haven't had any problems. Everyone's on the same page. The locals already had everything newcomers were hoping for.

Potable, rhymes with 'notable'. Comes from French 'potable' which derives from Latin 'pōtāre'. As in 'potion'. The English word 'pot' comes from different roots and is unrelated.

The government for many years now feel that they own all water rights so if you drill a well they want to no about it if you dig a well there not interested because dug wells now lets say if you wanted to sell your house down the road a dug well is treated by a bank that is going to hold that mortgage probably will not give you a mortgage unless it is a drilled well. baisicaly a dug well is not concidered safe any more even though for thousands of years people have used them for there drinking water. I no these things as I have a dug well. the well i have has been on this property since this area was first settled in 1920s It sits on a natural spring . And the reason I no this is because of the elderly people that are my neighbours. At any rate something to keep in mind.

Well, I don't know about you but since they came up with building code and have inspectors to check the job, houses and else are breaking down quite easily compare than before don't you think? Even everything is also the same... cheap cheap cheaply made and break easily. So what are they there for?

I think the building code and inspections are more useful in the city, where all the houses are so close together. If one house catches on fire, the whole block might burn down. Here in this area, i believe they want to use the code to prevent people who can't afford rent or to buy a house, from putting up a not so good looking structure and become an eye sore to the neighbors. That's what I think.

@@OffGridWithGinaThi architectural graduate here. you are correct concerning urban areas. the other reason is the burden you would impose on the nearest township/city that has services ie. hospital, emergency rescue, fire dependent etc. all those require tax payers dollars. in a nutshell its to keep everyone safe. great channel. keep up the great work and off grid life.

We are starting with an acre and then going from there. Realistically, they say to take about 4 + acres down to help reduce the flies, mosquitoes etc.

I understand flies and mosquitoes are a bitch, I live in a forest for six months out of the year. I get it. But that’s what you get for living in a forest. I would like to see the document that imposes this on Canadians.....or less than Canadians. Who is the less than? I'm curious. Why are you imposing leadership over me? Freedom means what exactly?
