Its beautiful out there. My parents used to live in Kingman and me and my husband used to go out there to visit and we loved driving the backroads. Especially the hulapai mountains! In the summer it was always a cool 80's in the summer! Thanks for taking us with you! I would definitely drill a well! Wow! I didn't know it was such a good price to haul and store water!

The area is especially green this time of year due to the monsoon rains. It does not usually look like that. We owned similar property for many years. Pros: Quiet and peaceful. Cons: Windy, hot, and LOTS of rattlesnakes.

I have a 2500 gallon tank for my 800sq ft off grid house. One person, usual laundry, showers etc. I have it topped off on average of every two months for an average of $140.00, outside of Tucson. Definitely affordable.

Does the cost include a septic system? Nobody seems to mention that you can't stay on your own land in that area for more than 30 day without septic. Septic cost 10k-15k and that's an upfront cost, not payments. How is that handled at green acres? That a very important topic.

Go further east on I-40 toward Seligman where is cooler with more vegetation such as Pinion trees. Most of the lot are bigger and sell for the same price this guy is selling his 5 acres.

I lived in the high desert of the mountains of Southern California at 4,000 feet. We had multiple wells, and they all ran dry. I can imagine the high desert of Arizona would have the same problem. It's a huge investment of $$$, with no guarantee your well(s) will keep supplying you with water. We ended up needing to have truckloads of water delivered to us. I imagine that's what most people do out there as well.

@@jenvortriede I’m pretty sure that’s what’s going on I know all along the 40 and over to Flagstaff it’s water delivery Also outside Williams AZ up the 64 North and 180 East all water delivery. Maybe some parts of the 64 north do get some kind of water to the homes…… but better check it out. We did and decided to pass. There were other issues as well though

Travel trailers are permitted as temporary residences for one (1) year in conjunction with the construction of a permanent residence or commercial structure (as evidenced by obtaining a Zoning Permit) in any zone. Six (6) month extensions of time may be granted by the Planning and Zoning Commission by showing good cause. c. Travel trailers are permitted as temporary residences for one (1) year (renewable annually) in A-R (Agricultural- Residential) or R-E (Residential Recreation) zones. So, if you’re in the correct zoning you may be able to secure a temporary residence permits. Call the county as part of your due diligence -> Mohave County Planning and Zoning

My Mom lived in Valle Vista until 2023 (about 10 miles away). Crime was pretty much non-existent. In 22 years, maybe one or two instances of theft in that community. 99.9% are good citizens. Closer to Kingman/Butler and Golden Valley is where the "bad news" usually originated. No place is perfect.

I love this idea. However, it's an incredibly horrible idea to move to a place that has no water. Especially during a decade long drought (which is actually the historical norm for the southwest), and municipalities losing all of their water rights. If this were in a wet area, I would be more interested. Note: People are losing their well rights. It happened here in Idaho. If it happened in a wet state like this, it can happen anywhere.

5 acre parcels in mohave county normally run $5k for for 5 acres...... after you put a septic system in the land taxes go up. that said RE taxes are inexpensive compared to Cali. If you don't lock it up it will grow feet and walk away... these folks have no clue what they are talking about, it is an hour to kingman, 3 hours to vegas in a fast car, 3.5hours to phoenix. the kingman medical center is just urgent care /emergency room, most folks are transfered to vegas or phoenix, so don't sell your trailer, your going to need it when you have a doctors appointment. vets are treated in Prescott.

Why would he say there are no restrictions? There are plenty of restrictions in Mohave County. If you are not on a parcel zoned R-RV, you can only live in your RV for 30 days per year. And many more restrictions. Do your reasearch.

Kingman is running out of water. Every single year it has been an issue due to severe drought in the West. The water table has been lowered by farming and too many people. You better research where you might have to haul water from or have the ability to drill a well. Current wells are running dry.

I would have to look up whether or not you have to put in a septic system because if you are there part time, a composting toilet, or an incinerating toilet would work pretty well for a single, or couple. If I had a lot of guests I would just do the septic system. Similarly I wouldn’t bother with a well. I would collect rain from the rooftop. I would be filtering any water whether rain, well, or delivered. I know of several people who live off rain in southern Arizona and even though it may only rain a few times per year, there is enough water to fill the cisterns if you set up enough roof collecting space for the number of people using it. These look interesting, so I will have to learn the county regulations to see if it works. I drove on I-40 in cold flurries all the way across New Mexico right after Christmas of 2021, and in Flagstaff it was a couple inches of snow and there was a traffic jam all the way down to Kingman because people don’t know how to drive in it. I ended up staying in Laughlin where it was a nicer temperature, so it’s pretty easy to find the temperature range you want without going too far from there

@@Heidi914 there was. I checked and Mohave county requires septic, so no alternatives. Also they only allow camping for 14 consecutive days and 30 days per year. I’m relatively sure nobody checks unless they get complaints. You can stay in an RV up to a year (renewable) while building a house, but it has to have septic installed. My complaint against septic is that it uses water if you are trying to conserve it.
