Costs won’t come down. Interests rates will, in a few years, but then costs will go up.

This is a wonderfully executed affordable small design. Great work! You could even make the garage a simple covered carport/outdoor extension space to further maximize savings and usability. I love the WiFi lockbox feature too, reminds of an old school milk delivery box.

I love your videos! Very descriptive and gives begginers a good idea of what questions to ask and look for Especially the basement staircase across from the door! Those are the kind of things that make a house loveable Where the light switches are placed etc Great work!

This looks like a great starter home - I wish you would build more of these. My first townhome that my husband and I got in the early 2000's had a layout nearly identical to this. We had all hardwood flooring with vaulted ceilings front to back of the house. We grew to hate the open concept after living there. The baby's room was off the kitchen and guest bath, and sound bounced everywhere. It felt like it amplified even though it didn't. Soft-close cabinets and drawers became essential for us. Aside from that, this looks great. Nice!

Wow just wow, that’s a quick build and it looks amazing! Now, I live in Florida by the beach, so no basement option for me. Would it be an option to add roof height to create a bedroom up there? I’m looking to build a 3 bedroom, but if the attic doesn’t work, I’ll convert the garage 😊 other than that, you surely creates a super efficient lay out!

Michael, point of clarification. This seems really obvious but worth asking just in case. The 165k was as is for the house correct? To add the two bedrooms downstairs as well as the additional bath would be in addition to that 165? Presuming this is correct, can you provide any idea on what that might cost additionally? Perhaps also to make it a two car garage?

Why so big? That's counter to this video. I built my first one 1,600 sqft walkout (3,200 total), and I'll never do that again. Half that size this time with a shop/garage on the bottom floor. Lose your ego and build smaller...you'll thank me later.

The house I built was bigger than the one you want to build...did you not get that? Unless you have 9 kids (I have 2), nobody needs a house that big. Only a dummy builds a McMansion these days. More difficulty to build, a lot more expense, and a MUCH larger property tax bill for the rest of your life. But by all means...have at er. The realtor loves people like you.

The wall between the staircase and the living room needs to go all the way up, a child could fall to the death. And there should be a staircase going up to the attic right above the basement stairs and an option to finish the attic.

Great videos! I remember you mentioning before someplace where I could get building plans for a low-cost but I forget what website that was I think you might have mentioned that if I wanted to edit a floor plan it's easy to do that with that software I can't remember if it was in this video or another one that you made it before.

Materials costs have doubled in the intervening years. So that house today would be around 250k. Still a decent value but it is an absolute beginner home.

Too expensive, south of the border u pay $35.00/sf brick n mortar thru n thru high quality construction. What have we done to ourselves?, we r even paying $17 for a dozen of eggs, when south of the border u can actually buy 6 chickens for that price and have your own check scoop... Next thing we know, we will bailout banks....
