Dear Sai garu one observation from my side: Assumption / Illusion: Banks will collect all interest in first 5 years only. Fact: Banks will always collect interest proportional to outstanding principal only. Pure reverse of compounding.

There won't be any such ideal model portfolio... This is Personal Finance, so it changes between individual to individual. Say a 40 guy with 1 Cr networth , the risk of him different from same 40 yr guy with 10 Cr 0r 50 Cr or 100 Cr. You can't have same model portfolio for all of them
