In this episode, we discussed about the choice of loan facility based on the mode of income. Are you under employment of self-employed? Getting fixed rate will enjoy low interest rates but it's quite locked in for the period, but this suits people with standard 9-5 jobs where they can leverage on the security of their income. But if you're into business or agency work, that uncertain income then may become a concern and flexi and semi flexi loans can be useful as a loan facility, providing that support for their business.

Haha. Thx bro for the detailed explanation. I got all these knowledge from PropertyGuru, iProperty and of course from each of ur videos. It does really help and useful especially if you are going to hv ur very 1st own property. Still remember there were some saxophone background song like Sthlm sunset and Champagne Ocean🤣 BTW, the rental nearby would be range from 1200 to 1600 which I think it's almost covered (If to exclude the monthly maintenance fee and electric bill water bill bla3). Actually I am under employment and hv a part time job and wages > 6k per month but I still opt for 300k property because that installment would be my guarantee paid amount. Meaning if I lose my part time job and I got sacked off by my boss or I sack my boss off. And I still manage to pay the installment with my new job wages. So this is my own risk management.

Hi, i already got a fixed rate mortgage loan 10 year ago, anyway that i can change it to flexi loan so that i can easily pay extra payment every month? Because with fixed rate, there is more procedure to inform bank first then only can thumb in extra money which is atleast 5-10 k per year.

Hi Sean, I took a Rhb full Flexi loan for my new house. I did put extra funds into the loan account. But now I would like to withdraw the money, it states that I must payoff the loan first only then I can withdraw the money. How come ahh?

Erm, I'm not too sure on the term and condition of your financial product. Could it be too fast? Or there is a threhold minimum amount that you must have in your account? Have you checked with your banker?

iherng ya. Due completed end of this year but progress 6% only. Tired of renting and paying other people’s morgage

Hi im getting an semi flexi loan from maybank, since they will open an account for deposits right? may i know if what will happen if i dont put in extra cash? cos i depend on salary i wont have extra cash other than the premium to pay. or should i go for standard loan (maxihome) loan?

Nothing much will happen because the interest is calculated daily. However it allows you to pay more into the principal amount every month too, over time that saves a lot of interest as well if that's your choice. But it also allows emergency withdrawal for eg you need cash instantly, that flexibility will help you too.

@@iherng btw one more question 😅 if you don't mind, not sure if you heard of commodity murabahah home financing -i ? I'm comparing between this loan and semi Flexi from maybank, if you know can share in pro and cons pls, especially the Islamic one very difficult to find info

The bank name starts with Axbank bro. They had this campaign last year for few weeks time only and this special rate was given by BNM they said. You may approach to any banker to consult for their best deal as this is just beginning of the year. I believe many bankers strive to hit their target now🤔🤣
