Biggest mistake is to over capitalised renovation cost into a landed property. And consuming considerable capital resources within a landed home means less investable funds. Investing heavily into renovations is a sunk cost (a no-no) as the next buyer would not appreciate those renovation as such things are highly personal & they will not add value into the resale price. Property investing requires personal sacrifice & strategies to accumulate both capital as well as a property portfolio. Wouldn't invest too much into a owner occupied property as there is a trade off with the amount of spare capital that one could use to buy investment property as opposed to sinking monies into a property which cannot be monetized for added income source. Emotional property buying can also hurt the eventual returns. As price paid was too high & done in an emotional fashion. A cool property investor would only buy after much doydd & much personal research. Overall, the writer committed too many errors in his property sojourn.

When I moved away from Segambut back in 2010, the KTM station looked exactly like that. It's a shame nothing is really done to upgrade the station to promote use of public transportation. Been more than a decade 🥲

Why not the agent for subsales extend the property visits like the new prop. Maybe charge rm50 per pax and show them 5 or 6 development in a day. Easy for buyer to view and compare and agent can save time

Please don’t suggest them this for another chance to charge money. They should do it complementary part of their service 😅 However, one thing I understand from one of them was that visitors may touch here touch there and dirty the subsale unit. You also don’t want too many people to have walked into your place before… That’s what I heard before~

@chengjlcjl RM50 with the expectation that it include transport. Quite fair. At least after seeing a 5 projects, one can have good idea of a particular area already. They also save the hustle of engaging different agent.

What is your rating for new condominium project Papyrus North Kiara? Keen on Block B 27 floor with 1206 Sq Ft (4 rooms 3 baths 2 car parks) Partial furnished with kitchen cabinet, airconds, wardrobe cabinet, heater, fans, Lighting, wash & dry machine, induction cooker, etc…. Is this location good for future increase in value with Metropolis Mega Project nearby? What is the expected rental? Value quoted RM700/Sq Ft.

Managed to book a high-floor, southeast-facing corner unit. With this location, pricing, unique design, and reputable developer, I can’t see a reason not to get a unit. It’s not just another typical condo with a high price in the market now. The traffic congestion issue doesn’t really bother us much since both my husband and I work from home. We can always go out during off-peak hours. I can’t wait to see the actual unit when it’s ready.

After one year still a good buy right ? I m staying nearby was just viewing new phase talisa. Firstly im thinking those 2k sqft unit in MK , but after viewing most of ur video more prime location and not that luxury price really safer in term of resell in the future. The are still leftover for first phase , may consider. But big unit im MK really juicy, but location wise here is much convenient and familiar for me

After covid there are much more wfh opportunities. I had been wfh for 3 yrs after covid and to be continued. I feel this is great, funny facts is i bought prime location prior covid and i had no chances to stay at all (cos i can stay at much comfort hometown since wfh) at the same time rental & selling price also dropping alot after covid so i keep the unit empty. With more wfh opportunities i think kl center area no longer that prime, we also see many office are moving out especially those want to grow with bigger plant or warehouses. But also when i thought i can stay more further, landed home, but have a young kids now, so im wondering is it still good to moving to other state when concerning the education and social environment for the kids ? Hope to enjoy big landed by new project need to wait few years then when VP most probably i need to back to kl for kids education 😂?? Anyone can share some educational advices outside kl like seremban, perak, selangor?

When I see tennis courts, I can tell that the developer does not give much shit about what the residents needs. Their line of thought goes like this - "what cheapo facility can I build that will take up more of the space. How about a tennis court?".

Actually that’s not very accurate, cheapo facilities would be mere open area tiled up then being labelled as ‘whatever deck’. Star gazing deck lah, yoga deck lah, relaxation deck lah… There are people who takes tennis court very seriously.

Currently staying at Jalan Kuching. Everyday passing by their previous project Tuan Legacy, the external looks very nice and retro feel. Had a chance to visit their gallery last weekend. Here's my comment. PROS: 1) Budget-friendly. 470k for a 3 bedroom condo. Consider the cheapest around that area. The external feel alrd grand. 2) Walking distance to KTM Segambut Station. Just a short walk with covered walkway. 4) Road Widening plan. Saw online saying government working on widening the roads (upgrading from two-lane to four-lane), so the traffic situation should get better when this project complete. *Free shuttle service to nearby amenities. If lazy drive out, use shuttle lo. 5) Awesome Architecture. The British colonial and train-station vibe very unique. Kind of adapt to their unique selling point since its just near train station 6) Investment Potential. With all the upcoming improvements, the value of the property could go up over time. 7) Ideal layout with semi furnished. Save space and a lot money. Kitchen cabinet can cost up to RM20k+. I like the practical layout. Even the 3rd bedroom can fit in a queen bed. 8) Freehold and free 2 parkings! Important because I’m renting carparks now… CONS: 1) Traffic Now. Jalan Segambut is really congested at the moment, which might be a hassle until the road widening is done. *The road widening will help, but it might take a while before can see a big difference in traffic. 2) Construction Noise. Expect some noise and inconvenience from the ongoing construction and dust. Segambut being an industrial area in the past, slowly transforming means there will be more projects upcoming. 3) More People. With more residential units coming in, the area might feel a bit crowded. 4) Competition. If you plan to sell or rent it, there may be competition which could impact rental yields and resale values. But with current selling price, it's still a good buy compare to surrounding projects. 5) Not much amenities surrounding at the moment. If want to makan, need to drive out to nearby like Mont Kiara, Kepong or Jalan Ipoh. Or else can grab hehe

Hi Sean thank you for the amazing review so soon, I have walked out with a booking (like you always joked about) and I am very stressed out whether to cancel or not because it will be my 1st investment and also having two brother of property agent giving me two completely opposite advise of this project, you always talked about rental vs instalment could you please advise it on this project? I did some research and found out that the rent cant fully cover the instalment or just ngam ngam cover it with fully furnished (but I am not very confident in my own research) and would the school and mosque affect the future value of the property & rental rate? also for investment will "you personally" even consider or will it be a 100% no go when a project is next to school/mosque? sorry in advance if I'm asking ignorance question, I am only half way watching all your video, thank you for your patience and really pray hard for your great advise and wish you great health.

@kennywwk1691Personally if you are feeling stressed and uncertain then best to not proceed. Also, you were asking if rent can cover, do take into consideration also that you are competing with 1000+ units in the same condo so it is something to consider if you have limited holding power for a start. School/mosque is not an ultimate guarantor but the entire demand in that area will further dictate your rental rates. A high demand area can have school /mosque next to it and can still fetch very high rental rates.

Been staying at Jalan Segambut quite some time, like what mentioned by Sean in the video are true, the accessibility is superb but on the other hand the microenvironment and traffic are really a drawback. How a small road gonna cater massive traffic flow in the future while more projects are mushrooming along the road. Anyway RM600psf is relatively cheap compared to The Era and opposite phase 3 Riana Dutamas is coming, may hold your decision at the moment

I missed the previous two projects, and finally got the third one after waiting for so long, and it is 😍FREEHOLD. I was worried about the factory area here before, but I was relieved when I found out that the government planned to demolish it. This makes me look forward to my new home and new environment.

Can review on The Connaught One ? I found out surrounding is leasehold but the only freehold in that area nearby MRT also . But it bare unit I think it okay for ownstays and compare the infront aster residence there is alot ppl renting there also just the jalan cheras is jam but ppl still live around it like midah,pertama and maluri

There are too many factories nearby, and once this project is completed, it is believed that it will be flooded with foreign workers, creating many issues that can't be solved. This is what happened with their first CPI project and nearby properties.

Great review as always. Did went to the show room and was contemplating to book or not. After viewing it and the surrounding conditions especially the schools, gonna skip this project. Plus the U turn is rather hectic because there is no traffic light and 3 directions interchangeably. Excited for the riana new project right opposite it

This road is already so congested, and yet they're building another high-density condo. Good luck to the buyers. I suggest you see the road conditions for yourself before being swayed by property agents or influencers. You're the ONE paying for the house, NOT them. They don’t care bout you after the SPA is signed. Think twice.

I am staying in dutamas and no stranger to the area and access the main road. Indeed it is insane to pass by during morning and afternoon school time parents and busses occupied 1.5 lanes :) of 2. Too much heavy vehicles running around. Hopefully DBKL has some plan on the U-turn literally is worse than the one in front of Mitec, got to experience it you will realise. No doubt the area is booming, but don't forget those heavy industry owner own the plot and will be there forever. As mentioned there are many projects around though just within 1 KM away but the access is way different during peak hour + the neighbourhood

Ridiculously small for 3 bedrooms. Why not just make nice 2 bedrooms or bigger 3 bedrooms? It would be nice if developers prioritised quality over quantity.

Well it’s just different needs in different price range. If the size is big, there will be less units so the selling price will be higher. It’s a marketing decision made by the developer on their product based on their research.

@@daveb3987Well all decisions on the numbers are justified and presented to local authorities for approval. And what’s interesting, that’s done in accordance to the local plans as well. For eg, the factories around this site are encouraged to be relocated and more apartments are taking place in this location. Thanks for sharing your thoughts yea:)

I've always enjoyed the styling of the Tuan apartments. Going for an elegant and iconic colonial theme without being over the top and gaudy like Arte or just another boring modern type apartment.
