I didn’t fully understand the part where REIT is negatively correlated with bonds. Can someone explain?

The relationship between REITs (Real Estate Investment Trusts) and bonds is often, but not always, negatively correlated. This means that when bond prices rise, REIT prices tend to fall, and vice versa. Here are the primary reasons for this inverse relationship: 1) Interest Rate Sensitivity: >> REITs: REITs generate income from property rental income. When interest rates rise, the cost of borrowing to finance property purchases or renovations also increases. This can put pressure on REITs' profitability and reduce their stock prices. >> Bonds: Bonds are fixed-income securities that pay a fixed interest rate. When interest rates rise, the value of existing bonds with lower interest rates decreases. This is because investors demand a higher yield for new bonds to compensate for the higher interest rates. 2) Investment Opportunity Cost: When interest rates rise, other investment options like bonds become more attractive. This can lead to a shift in investor preferences away from REITs and towards higher-yielding bonds. However, it's important to note that this relationship can be complex and can vary over time. Factors like economic conditions, industry-specific trends, and individual REIT performance can influence the correlation between REITs and bonds. In conclusion, while REITs and bonds often have an inverse relationship due to interest rate sensitivity and investment opportunity cost, this correlation is not always consistent. Investors should carefully consider the specific factors influencing REIT and bond markets when making investment decisions. Hope this helps 👍
