You quoted 4.9 millions foreigner and then the single numbers together are just over 300k. The last census counted under 2 million foreigners living here in Thailand for more then 6 months.

It was including Migrant NON Thai citizens, including undocumented that will be subjected the same non factual BS spewed on the internet about being charged 35% tax on monies coming In. Most already don't have a Tax ID# or a work permit. Maybe many but not all. The quote was based on the topic in general that I was discussing people are blabbing about to me. Nothing more.....

On the tax thing. According to a thai tax lawyer how it is going with your savings and the banks is this. You have a choice to either agree to pay 15% on every whatever your currency converted to baht is that you bring into the country OR give the bank permission to digitally and according to him with the help of things like AI look into your accounts to determine what money is taxable and what is not. I was looking at buying a villa but now am waiting for more clarity. I can tell that all of a sudden there are a lot more villas for sale and prices have come down . I'm just sharing what I've learned .Everyone should do their own checking. Family is much more important so glad yours is doing better. Good luck with the residence thing.

Any savings, income or capital gains earned before 2024 will not be taxed. You have to proof it of course. Check also your country's Double Tax Agreement. Like mine, capital gains on property sold in any year, is not taxable in TH. Finally visit your local tax office to confirm your assumptions. Hard to imagine that they know all 61 DTA's. Google translate your DTA and bring it along

Good Luck on Permanent Residence would be nice to have. I had wondered about it but thought I needed to have worked at least 3 years on work permit. Will be a nice benefit though not needed to do yearly extensions! Good Luck!

(2 years if married, 3 years if not). I was under the impression non working retirees do not qualify. Very interested in your process.

@rjw66 Yes depending on which category the applicant falls under. To not confuse the actual qualifications for others.. The qualification are easy to find click and paste PR Thailand. I will do some work for you on clarification if you don't have time....qualifications are in parenthesis 1: Proof of Financial Standing: Bank statements showing a stable and adequate income. Letter from the bank confirming your account and balance. Salary slips (if employed). Tax statements, specifically a tax return (Por Ngor Dor 91) and a receipt for the tax payment. 1: Employment-Related Documents (if applying based on employment): Work permit with copies of every page. Letter from the employer stating your position, salary, duration of employment, and the significance of your role to the company or organization. Company documents, such as business registration, list of shareholders, and balance sheets. *** 1:Family-Related Documents (if applying based on family ties): Marriage certificate (if married to a Thai national). Birth certificates of children (if applicable) who are Thai nationals. Thai ID card and household registration of the Thai spouse. Photos showing you together with your Thai family. 1: Investment-Related Documents (if applying based on investment): Proof of investment, like property ownership documents or investment in government or social projects.

There is a quota for PR. If you're number 101 in line it's denied. Have you considered LTR? 10 year visa, no 90 day, no re-entry permits,

The law office I am going through in Bangkok say there is not 100 of any Western countries applying every year, this was for mostly the Chinese and India population here that dominates over the Westerners. I personally don't Like the LTR would rather stick with what I have which is also very simple. LTR not so much.

The new tax rules will not only affect corporate, it will also affect thais working abroad and also expats living here 180 days or more. Anyone living here 180 days or more are classed as a tax resident. The law has not changed much, its mostly the earnings can now be taxed on money on any years brought in not just the current years as previous. That was impossible to work as how could they know if the money spent was from this year or last lol. DTA does come into it but it does not mean you won't have to pay tax, it depends on the agreement between each country and Thaialnd. It will not affect savings brought in if it was taxed in home country, depends on DTA. I am ok as I have LTR which exempts money brought in being taxed ;-) BTW, it will be easy for the tax to be checked, nothing to do with banks, the thai govt are now part of the "automatic exchange of information portal" which countries share to aid this and prevent money laundering and tax evasion. Some good info now become available online last couple months.

I can only speak for the Swiss who have deregistered in their home country and moved to Thailand in order to no longer have to pay taxes on their pensions, pension funds and capital gains. This loophole will now be closed for funds transferred to Thailand. Does not affect assets
