I absolutely love Tulsa! Guys it’s like any city, you have to do your research. You’re going to have a lot of areas that are great and some areas that aren’t that great, but for the most part Tulsa is an amazing city. I’m going to do another video about what I love about Tulsa, so be on the lookout for that, Tulsa truly is an amazing city!

I have lived in Tulsa since 1997. This is a great place to live. No place is perfect, but I would rather live here than any other city I have been to.

"Tulsa ... is a great place to live." -------------------------------------------------- I haven't lived in Tulsa in a long time. But it's my hometown. When I was growing up, our family lived on East 4th street, just north of McClure Park. I went to Nathan Hale HS on East 21st. Dad worked at a big warehouse, called Standard Parts, on East 15th, east of Yale. He also started buying rental properties throughout Tulsa. As he brought in more money, our family moved to Park Plaza South, just south of the big hill at 61st and Sheridan. As Tulsa grew south, we moved yet again, this time to a neighborhood near 101st street and south Sheridan. Both my brother and sister now live almost in Broken Arrow, south of 101st street, over toward Mingo Road. The area south of 71st street is generally a good area to raise a family, though home prices tend to be quite a bit higher. I would stay away from the north side of town, and also stay away from the Riverside Drive area, as these are older places with smaller homes, which makes these places kinda iffy for crime. Of course all big cities have areas of crime. To me, Tulsa is so much better than OKC, which is flat and dull. My only quibble with Tulsa, and my quibble is really more directed at the State, is that there are way too many turnpikes. When I return to Tulsa to visit, I enter Oklahoma from the southwest on the Bailey Tpk, then I need to take the Turner Tpk to the Creek Tpk. And on return to Texas, I usually go the same Tpk route in reverse. Sometimes, I'll deviate from that route by going the backroads, just so I don't have to pay those stupid tolls. I would choose Tulsa over not just OKC, but also over other cities I have lived, including Dallas (way, way too big and congested), Toronto (also way too big), and Cleveland Ohio (too old and ugly). I really liked Austin back in the 70s; don't know how I would like it now. As I have gown older, my preference is for smaller cities, with reasonable cost of living and with no scary freeways.

We have one toll road in the whole city of Tulsa, the rest are outside the city. The heat in the summer is bad with the humidity so I always go by the Realfeel temperature. Rent prices are outrageous.

Hi Kelly, and valuable to understand. There are 2 used if staying in the City of Tulsa and that is the Creek Turnpike (South Tulsa) and the Gilcrease Expressway (west Tulsa) and you can easily find routes around these toll roads. If you’re leaving Tulsa, that’s another story lol. Rent: I totally understand where you're coming from regarding rent prices! As a Tulsa real estate agent, I've had the pleasure of working with many people who have moved here from out of state. After renting for about six months, they often find that Tulsa's housing costs are quite affordable compared to other popular places across the country. KellyAnn ... It's almost impossible to enter or leave Tulsa without traveling on some toll road. By contrast, In Oklahoma City, you can drive from the north side of OKC to the south side, via I-35, and not encounter a single toll road. Similarly, in OKC, you can drive from the east side of town to the west side, via I-40, and not encounter a single toll road. The politicians at the state capitol clearly show a bias toward OKC over Tulsa.

I have only lived in area south of 81st between memorial and river parks since early 90s. Only toll I know about is the Creek at Riverside. No crazy traffic so easy to avoid. I lived in Hawaii and have a beach condo in Florida so heat and humidity isn’t an issue with me especially inside the home and only about two months out of the year. The last rental I had was one bedroom apartment at the Galleria(Sheridan Springs) at 91st and Sheridan in the early 90s. I think my rent was $240/mo. back then and I see that same apartment is around $900 now which isn’t bad at all to me considering it has been almost 30 years. There are more cheaper affordable apartments as well.

Just a few comments to add: The busses are a joke. Mostly filled with indigents, drug seekers and homeless depending on the routes. Tulsa does have a trolley system, downtown. I would never send my child to a Tulsa.Public School for secondary education. Move to the suburbs. Crime is horrendous in the inner city and pockets of south tulsa now. He's right about the weather, it can get sketchy. Also summers are hot, hot hot!

There are some award winning schools within Tulsa that are known to be pretty good schools and this is why it’s so important to research schools if this is a non-negotiable. I would agree that the majority of Tulsa is not in a high crime area.

Thanks for the informative videos. What I would like more information on is the bug situation. Many locals say the bugs are horrid mosquitoes, flies, ticks, spiders😮

Tha'ts a great question and since I've lived here my entire life it's hard for me to be unbiased. I found this site www.nativepestmanagement.com/blog/2021/september/data-where-do-insects-bug-americans-the-most/ and it does say Tulsa is one of the highest for bugs but that's kind of surprising for me. I've not noticed them in the city much at all. Check it out and they have a map of the us and it shows what to expect here. The map doesn't look bad though to be honest. Hope this helps!

I live south Tulsa south of 81st street near in Jenks school district. Would assume bug problems are from lack of yard/household maintenance and upkeep. I don’t have standing water and wet areas on my property for mosquitoes. Diluted cedar oil with water hose after sunset does the trick for me when they are around. No trash or food outside laying around to attract flies. Not in the woods so no ticks. I have lived in Virginia,Florida, and Hawaii and spent time in over 65 countries so far and spiders are pretty much universal but controllable pretty much and mostly outside of my home.

I live in Tulsa and even the nice places are getting bad. Been here 30+ years and watched it decline rapidly. It’s getting worse. I would not move here and we will be leaving when we retire. If you have to live near here stay out of Tulsa proper.

What's wrong with the south side of town? That is, south of 71st street? Nice homes, lots of trees, cost of living is a little below average. Yes, there is some road widening on some of those major streets. But in a few years, that road construction will be complete. Your comment mentions nothing specific.

I have only lived south of 81st street in Jenks school district. No issues. My living area is mostly south of 71st between Memorial and river parks for 99% of my needs with a once a year visits to my accountant and ophthalmologist in the area near Cascia Hall. Retired 15 years early thanks to the affordability here.
