Thank you Matt, great advice and very helpful as I'm preparing to buy my first investment property. Question: can I legally call my tenants and ask to visit my rental property every 6 months or what is your advice on this?

Mary Wakefield, as far as I know in Colorado it is legal to arrange a property visit with a tenant with advanced notice and a reasonable explaination for the visit. The key here is to not make a big deal about the visit to the tenant. I would definitely check with your state to confirm the laws there. Thanks for the question and watching the video!
