Avoiding huge costs: Real estate transfer tax loopholes for property flippers

How about for California Transfers with Prop. 19 in place? How can we avoid paying these ridiculous amounts of tax hikes? Would this strategy work?

Hi Clint - Thanks for this video. I am a current Anderson customer in the process of getting my structure in place. So far I have not got a clear answer from your attorneys around this topic. I have a personal house and two rentals. I have been advised to move the title from my personal name to 3 different LLCs and then those roll into WY based holding company. Question: How can I just transfer my properties into LLC without a recorded DT. I need a new deed of trust and to make the new DOT official, doesn't it need to be recorded? I am based in WA. thanks. You are deeding your properties to the LLC, the DOT will remain in place. Liens remain with the property until released

Thanks for making great, in-depth, high level videos. I've been watching you for a while and you offer really GREAT information. How do you successfully transfer property out of your personal name and into an LLC, when there is a still a 1st lien holder and no stamps paid by the new entity..(ie it can't be a sale because there's still a personal mortgage.). Without stamps, would that be a "give away" that the property was more than likely transferred from an individual to an LLC owned by that same individual?

Correct if someone looked at the transfer taxes paid and discovered it was an exempt transfer - most likely a dead giveaway. There isn't anyway around the transfer tax discovery other than paying the tax to give the appearance of a sale.
