How about leveling the scales for long term landlords? Speaking about people who live on the property or travel and let occasionally, its a great opportunity. The long-term renter has more rights, can trash the place, and be unreliable. Legally evicting a renter is a long, expensive, and hard road. Maybe the government can build more affordable housing? Stop scapegoating the land owners? The short term rentals are bringing in people who are accountable and spend their money, locally? Wouldn't you take having your space cleaned weekly, blocking bad guests, and making more money on your investment? Versus signing on for a possible multi-year agreement, with a stranger who doesn't necessarily have the same values and care for their home? Ever gut your basement after having people flood it "by accident " , or because they're angry at you evicting them? Or not care if the hot water goes out and neglect to mention that, for 12 hours, (while the tank leaks all over the carpets?) It's a much bigger picture than "people need a place to live".

This is the best news ever for both renters and home-buyers. I’m sorry, Nancy Paine, but I have zero sympathy for people who’ve created jobs in the short-term rental business, while so many of their neighbours couch-surf or pay exorbitant percentages of their salaries just to have a roof over their heads. B.C. is in desperate need of HOUSING stock, not vacation rentals.

There are hotels with empty rooms, people need housing, and the people negatively by this are property investors. We already have enough tourists coming- if they stay in hotels they’ll spend more per visit. I fail to see a downside on a macro level.

Dumb…. Limiting air bnb rentals will NEVER produce more long term rental units. Those people are choosing to list there BECAUSE they DONT WANT someone living there long term 😅😅😂. Do they honestly think air bnb hosts are gonna be listing their units for long term stays, enter into an agreement and become a landlord with a lot of new responsibilities and now a very hard time to evict a bad tenant out of their place? The west coast express has plenty of room for development and is extremely under-utilized. More stations could be built and surrounding areas could be leased to developers to build mixed use communities to help with housing supply. The tracks could be upgraded to work with the current sky train or bullet train system. The city takes 20 years to plan so start planning for the future now.

Perhaps this needs to be part of the plan BEFORE choosing to immigrate? I used AirB&B for a wknd when I flew in to Vancouver, when I came to look for condos. I wasn't expecting to live in someone else's AirB&B condo for a solid month. Is this too simplistic of a view to consider? I'm not trying to be a jerk, but when we immigrate somewhere new we need to thoroughly plan our decision AirB&B is predatory & is exploiting our housing crisis, making it harder for u to get a long term rental. It's ALL connected.

As if this is a new issue. The housing issue has been around since 2014. Many warned about the demand and things could get bad should the rate go up. It got drastically worse during 17 to 19 and covid introduced the higher rates. It is not a good situation yet we are talking about soft landing?

The rising demand had been concern even for many brokers although they loved their yields. I am talking about in the very early 2010s where the things were already bad and then these platforms only added additional strains to the market- it should have been controlled from the beginning. I know a handful of people who are using one if not two condos mainly for AirB&B. My question would be, how would you expect the stable housing market if there are all kinds of tools available to make it unstable?

They did nothing, take away short term rentals? Then there is nothing to rent, makes the situation worse, because they are losing tax dollars. No they need to stop condos, lower the regulations for renting, and lower rent to 30percent of income. This is like pulling the cord on the guillotine.

The short-term rentals will become long-term rentals, if the current owners retain them, and if they don’t, the properties will be sold so someone now desperately waiting to purchase a home will have a better chance. Stop building condos? They’re the most affordable, fastest-build properties, and the best at increasing population density! Do you seriously think the Lower Mainland has enough space to build more stand-alone single family dwelling units? It’s the most resource-wasting, expensive form of real estate! And finally, my little pinhead - you want income-based rent! Oh, sure! THAT’s a great idea! Why wouldn’t we have two families paying vastly different sums of money to rent two identical properties?
