The original intent of the 2018 vacation rental rules in Palm Springs was to allow part time residents to offset their home ownership costs. It was not to be for non-residents to use homes as a business just to make money. Speed up time to 2022 and the city became aware of the growth to over 3000+ vacation rental homes in PS. That was not their intent so they have come up with tighter restrictions. We hope that some day soon, people will stop using PS just for their $. Those people that serve you in the restaurants, work in the grocery stores and Uber you back and forth to the airport also need a place to live. Hope this helps some people understand the pushback of vacation rentals from the local community.

Totally agree! Vacation rentals in general have gotten out of hand!
@RG-ul4wv2 жыл бұрын
It is true that the vacation rental market has become more and more attractive in recent years but these places that are being rented unfortunately also aren’t the same homes people driving Uber (in the Coachella Valley atleast), working the grocery stores, or working restaurants really could afford. I think the vacation rental restrictions that are in place are tough enough as it is. Let Palm Springs become more of a money maker and tax harder on vacation rental owners and allocate that money to affordable housing. We have so much space in Palm Springs for growth. Let’s not dwell on the past but allow our Past to shape the beautiful future of this valley that has so much more potential than we know.
@RG-ul4wv2 жыл бұрын
Resorts like the Esmeralda and Marriot hotels for instance make Millions if not billions and trillions a year on hotel revenue in the Coachella Valley. Why not make them share a good slice of their enormous pie.

@@RG-ul4wv Nice speech. The vacation rental homes in PS were affordable a short number of years ago. Many of them were also long term rentals which were rented by families who actually contributed their time to the community and worked in the community. The City Council is looking toward the future to ensure we actually have a sustainable city to live, work and play in.

@@RG-ul4wv they also pay a lot in hotel taxes, provide employment and a consistent stay for guests - ABNB don't ( P.S. does charge them occupancy fees ) but they only create profit for out of state owners that spend the money someplace else - I hope they tighten more and decrease the trend of short term rentals

I live in Palm Springs. In La Quinta, which is one of the cities out here just banned Short Term. Over 60 percent voted for the ban. Other cities out here will be following right behind. They are currently severely limiting rentals. I have lived here for 27 years. You are wrong. This city has not always been about second homes or vacations. That is the myth. It was very much family oriented. That has changed in the last 10 years. Students enrolled in the school districts have gone from 22k to about 16k. Families keep moving out toward the east end of the valley. Housing is cheaper. Vacation rentals were getting way out of hand and push the cost of real estate way up in this market where only the wealthy can buy a house. Houses in the not prettiest areas of Palm Springs are now going for a million when just 4 years ago they were going for average 300k. That's just 4 years ago. The investors are celebrating but average families are now unable to buy in those neighborhoods. There are over 2,200 vacation rentals in the city alone. Friends who have owned an airnbnb have noticed a significant decrease in rentals because of the huge increase in competition. The city of Palm Springs will end up paying the price in the long term but I know short term profits are what matter. This is just one of the few issues that will end costing Palm Springs in the future.
@kimberiysmarketstrategy2 жыл бұрын
So.. now what happens? In the middle of a recession, with high interest rates.. these homes will go into foreclosure & possibly really hurt the city in the short to medium term. I’m in that market but I’m not sure that was well thought out.

Hi! I think it’s not because people want to have neighbors, it’s because people NEED A HOUSE TO LIVE. There’s a housing crisis in CA and part of the reason is short term rentals

If you listen to the city council meeting, it’s people that want neighbors. Palm Springs has always been a 2nd home/vacation home heavy sort of placd
@kgal12982 жыл бұрын
California city council meetings are always the most soul sucking meetings to listen to. Almost all concerns they throw out are never about the housing crisis. By me they argued against an old retirement home being turned into apartments because they 1. said it would increase crime 2. would ruin their views. Bel Air and BH are actively fighting a metro line along the 405 because they said it would be 1. too noisy 2. ugly and ruin porperty value. People in these rich neighborhoods do not care about the housing crisis and constantly take NIMBY stances. You can see this across multiple neighborhood meetings, the most insane one was the one for Venice where they actively fought against a homeless shelter going up. They were unhinged at that one, but also lost, however Venice does have a crime problem that existed before this.
@michellearellano14572 жыл бұрын
@@shelbychurchvlogs I think you are missing the point of a much larger issue with AirBNBs beyond just people in Palm Springs wanting neighbors. AirBNB investors like yourself have been taking advantage of low mortgage rates at the beginning of the pandemic and more affordable housing markets in comparison where the investor themself lives (ie. Seattle or LA) to buy up single-family homes that could have otherwise been a person's primary residence. While you argue that Palm Springs is traditionally filled with snow birds or otherwise retired folks that use their Palm Springs home as their "vacation home"- that isn't the case for other popular AirBNB locations like San Diego, Scottsdale, Nashville, etc.. The problem is a widespread issue that boils down to an increase in investors purchasing homes for short-term rentals while people struggle to find & purchase single family homes to use as their primary residence. Housing has become another investment opportunity to allow the rich get richer, instead of being an opportunity for families to establish roots in an area and lock into a stable housing payment (instead of variable rents). These limits on short-term rentals need to be implemented across the board, regardless of the city they are in, before the country is filled with either short-term or long-term rentals without any opportunity for homeownership for the average person who is just seeking to own a primary residence.

Housing is expensive due to demand because its overpopulated. Most population growth is from the people who already live there that have families, not from people migrating from other states. California's population is slowing down, but still growing because of internal growth, not the people coming and and leaving.
@sterlingmarshel62992 жыл бұрын
most people don't live on the coast. It's expensive because of building permits, lawsuits, environmental reports, and the amount of time it actually takes to build once you purchase the land. The standard of living for most people is low - the high cost of rent, food, gas, and utilities is crazy. People that don't live here think the standard is high because of tv shows and Instagram posts.

That is a good point that he made about people using PS as a second home location anyway BUT with the rise of airbnb, it’s now turned these places from just a second home luxury to a second home investment. Probably skyrocketing prices in the process for people who see an easy ROI. You make a bigger than usual box inside the cabinet, so Rbnb customers don't play in the electrical wires and design a system (maybe a hologram in the mirror saying electrical outlet with an arrow would be cool, or only a small bent cardboard on the sink, telling the where the outlet is), so every client doesn't have to look for the outlet every time. The outlet would be invisible, but still, easily available. Great video btw! :)

Palm Springs is a tourist town, each year it makes over $7.5 billion from tourism.Which is why cities across the world spend on average 20 - 30% of their total profit in tourism promotion. In an article posted by the city of Palm Springs, short term rentals in 2020 supported the employment of 4200 people and supported the salaries of over 700 first responders. Taxes paid by these short term rentals saved the average house hold $590 in taxes .... the more rentals the less money residents pay in taxes each year. Making the cost of living lower, it provides employment for the community and generates income for small businesses and minimizes costs. I highly recommend checking out the economic pact of short term visitors on the visit Palm Springs page. Without rentals you wouldn't be able to support the local community in this way. Small rentals promote spending in the community, whereas resorts promote staying onsite. Which does not support small local businesses. If you take small rentals away you get huge cooperations tearing down buildings and building huge eye sores. Keep small neighborhoods or promote city scale growth and population change similar to that of another larger city. I'd rather a few rentals, offering limited rental than have my paradise over taken by sky scrapers. Sounds like people really just don't want tourist.... unfortunately that's something that every city requires to survive.

I feel like you could just turn your Seattle Home into an AIRBNB during the slow season for palm springs, and just flip it when Seattle becomes slow. That way you get the best of living in both areas, and would give you good travel vlog content, as well as maximizing your BNB profits.

I'm convinced her Seattle apartment lease contract has a clause that forbids AirBNB/sub-letting/sub-leasing.

I've lived in the same neighborhood as your property for 22 years. Palm Springs appears to be saturated with short-term rental properties. With these types of rental properties, it is impossible to get to know your neighbors. While I'm not necessarily against STR, it is a thorn in the side of a lot of people that have lived here for years (well before you rolled into town.) Someday, if you decide to move here full-time I bet you'll want the same for your family. I disagree wholeheartedly with your statement that if your neighbors here want a sense of community, we should simply live in an HOA situation. Sorta like "let 'em eat cake?" OUCH! I'm happy that your experience in Palm Springs has brought you to a place where you feel comfortable making these statements. Hopefully one day you will understand your choice of words are misplaced.
