Thanks againooking forward to the next video ... Again lol. Feels like everyone is going crazy for property and living in cloud cuckoo land , prices asked are just nuts and the sales are accepted only to sit around for months and months before falling through, yet it makes people convinced of that price and unwilling to accept low solid offers. Finding the right seller is hard work obviously and I need to get more leads .

One additional point when dealing with councils is understanding the social benefit to the proposition. Had a sale of a leisure centre which would have made a great hmo but the council were not bothered about best price but local benefit to the community. If your business aligned to these same values you can get a great deal - and almost guaranteed capital allowances.

Im an average investor with heavy schedule and I am struggling to get a credible deal sourcer. I am looking for a good deal and partnering around SE London areas such as Greenwich borough, Belvedere , Dartford, grays, Gravesend, Bluewater, chatham areas etc. My preference would be a deal that's got great BMV if thats possible with possibility of adding value and refinancing/Flipping . To be sure to consider BMV, ROI & ECA

Hi Ranjan... thanks for all the videos! How do you actually go about finding the BMV deals utilising the 3 D's. Estate agents do not seem to want to disclose this information nor do they put you in touch with vendors. Also, does this work in all areas including the south e.g. London and Bristol?

This is achieved when you have direct communication with the vendor, from direct to vendor marketing. (It is possible to meet the vendors through estate agents, but be mindful that some people sell through estate agents so that they don’t have to meet potential buyers.)

How do you find the probabte sellers? I found a property its been sitting empty for 3 years since the owner passed away i believe its going/gone through probate but i don't know how to find the relatives

Market value is the price that can be achieved in the market. If that is the price you are willing to pay, then that is the market value. There is no such thing as BMV. Sometimes there are sellers who want to sell quickly, in which case the value achievable in the market in that timeframe is less. It is still the market value .

If there is no such thing as bmv, then how is it possible to trade/flip properties instantly for profit having done no works/improvement at all? But, if u don’t believe there is any such thing as bmv, then u have closed yourself off from finding those deals.which will only reinforce your own belief

Thanks for your reply Ranjan! I do like your videos and appreciate you engaging with a sceptic like me. I am an economist by the way. For every below “market value” property that is flipped at a profit there are likely at least two that, if they could be sold, would be sold at a loss. In the first instance, the investor is lucky that someone else has come along willing to pay more that was not in the picture for the original sale. The market value is now higher because another buyer, willing to pay more, is in the picture. The caveat I would concede is that if properties are not advertised properly by the original seller, the market is not properly accessed by that original seller leading to less being achieved than should have been. There is an entire BMV industry which is misleading investors by purportedly having access to BMV (and to be clear, I do not include you in that category at all).
