The problem with selling is the new property has to compensate for: Selling fees Purchase fees Legal fees x2 CGT/Corp Tax Stamp duty of the new purchase Loss of income while the new place is being purchased When factoring all of the above (plus risk and hassle), people often just don’t bother.

Don't forget early repayment fees on mortgages, unless you time it perfectly to sell when your fixed rate ends, but then you run the risk of being shafted by their standard variable rate if the selling process takes longer than expected (which happens more often than not).

I believe John is talking about having his cash on deposit account with the bank, over being invested in BTL. He was saying you could have got something close to 5% in interest. I believe these accounts usually charge penalties if withdrawn early. Hope that helps.
