Summary: Why max leverage when young? because young person has: 1. A lot of energy 2. A lot of hunger 3. Little to no capital 4. Has opportunity to recover and rebuild if things went pear shaped 5. Has little to lose and everything to gain 6. Doesn't know better 7. Needs to grow, expand and build empire - the fastest way is leverage 8. Later in life as your capital grows, it's much easier to make more with less risk and less leverage

When you talk about yield in residential, do you mean net yield or gross yield? E g. Do you take out your expenses, such as service charge or ground rent from the rental income or simply look at gross yield?

I like this overview. However, I won't bother with investing in the UK. There are much better opportunities abroad. Now with Labour it'll be extremely difficult to make any profit in the UK property market. Probably with some HMOs with some incredible locations and demand, but these will be like 1% of all the opportunities. out there...

I’m de-leveraging due to the uncertain political future & policies. The rates are much higher these days . Personally, I’m wondering if it’s worth staying in the U.K.

We're on the same page! No, it's not worth staying in the UK. Things will not get better with Labour. There are very few ways now to make profit by investing in UK property. Probably with some HMOs with some incredible location and demand...

You're not going to have too much to leverage in your 20s (for most). Yes that's the time to take risks.

I did 80% on my first refinance. I wanted as much as i could to get the next property. I would stay at 75% going forward though
