It's a very good video but I think your experts should have told viewers that a five minute search of the Lewisham Planning portal will show that the first property was developed into studios in 2015 with no planning permission and retrospective planning permission was emphatically refused on numerous grounds including that it is inappropriate to the neighbouring properties, unacceptable noise levels from the garage next door, has no cycle space (as your expert said) and not in keeping with the council's development plan. Besides that the planners commented that the developers made no attempt to discuss the proposals with them prior to doing the development. There is a possibility that future buyers could engage constructively with the council but that it keeps coming back to auction suggests others have tried. Checking the planning history of an auction property is easy to do and everyone should do it prior to going to auction. I'm surprised your panel did not do that or suggest it.

They did suggest checking the enforcement notice, which would have been the same thing. Thanks for updating though.

this is an outstanding video. doing the case studies insight, esp from 4 expert viewpoints is such an education. it shows us how you think and why. I've seriously learnt more in the last 1 hour of watching this video than some of the books ive read. i highly recommend if you could do more of these. at least every couple of months for various auctions case studies across the uk. top marks from me!

Hey Ranjan, great content I've never seen auction lot analysis like this on KZbin before 👌🏿. Can you update or add a note and what prices these property's are deals at? Also how much BMV should I be aiming for at auction as a general rule?

It’s not so much about buying Bm vat auction. It’s about what the property is worth after u have done something to it, how much will it cost to get there, and how much profit I need to make. Working backwards from the end value, gives u a maximum price u should pay at auction

Once the auction takes place it would be good to know the prices they sold for. If it’s hard to make a profit with a big new care home like that because of overheads then we are in deep trouble as a nation because we are all living longer and more and more people will not be able to live at home even with daily support going in.

anyone can buy in auctions. There are anti money laundering checks you will need to pass but if your funds come from a legitimate source, it's all straight forward. You would need 10% deposit on the day of the auction and then normally have 28 days to complete the transaction. You will need to ensure that you can move funds quickly enough. As non-resident, make you you get some professional advice when it comes to areas, legal packs and potential problems that might be present with the property.
