I'VE SAID THIS BEFORE Well Ranjan, you know I've said this before but I always learn something; in fact quite a lot from your cumulative insights. INTERESTING What is particularly interesting is that you guys also seem to be picking-up little nuggets of knowledge from each other. PLOT/BUILDING SIZES As a side note, one thing that bugs me with UK property adverts (more so with residential rather than commercial) is they always, for example, state number of bedrooms and use nebulous terms such as "good size" but they're usually vague about actual sizes. I have connections with Eastern Europe and as I'm sure Piotr will tell you, over there, adverts will state how many square meters a plot is, how many square meters the built-up area is and how many square meters of accommodation there is. That makes much more sense.

you are correct. Price per sq ft makes more sense. If its not given in the listing you can get the sq m from the EPC and work it out for yourself

Really good to see this analysis as I saw the Chingford one myself. However, being quite naive to this, I read the special conditions and it seemed like there was a reduction in the rent plus it said that any arrears would be disclosed on completion. Would be good to see how you guys review the special conditions or any of the legal pack.

that was a little unusual. Normally rent arrears are disclosed in legal pack. Normally we ask vendors solicitor direct to confirm what (if any) the arrears are.
