You did not prove your point here, the topic you started as banks are offering 22% and property is hardly stuck on the minimum so if the bank rate is persistent for more 2 years I think yes property investment (DHA plot) cannot beat that return. I was expecting you will close with some concrete calculations

Not plots but high end apartments in CDA sectors and then give them on airbnb. You can easily earn in excess of 8% per month. In some instances even 12-15% along with great capital gains

Invest in businesses is done all over the world and why these people only recommend investment in commercial plots. I bet that files and plot is over now due to false commitment by developers and files without clear land.... Donot invest in plot having price of 1 Crore plus

On a long term basis Dha balloted plots on average has given 10% gain over 20 yrs and Dha files has given 5% gains.

In my considered opinion, real estate in Pakistan will not fail due to multiple reasons.Ever increasing population, large scale migration of masses from rural to urban areas, authenticity and reliability of DHA management, foolproof security , ring road, signal free corridor express way,kharian -rawalpindi motor way,t Chowk over head,a large number of education institutions and so on

1-Developed Plots only and not the files. 2-Future development will be slow and costly due to flooding of DHA and Bahria files in market without clear land...So 7 years money blockade
