@@basementcoach yes it's a carpentry apprenticeship, though I've been scaffolding the last 8 months... Not exactly what I had in mind but all I could find/get.. it's incredibly difficult to find an apprenticeship, at least it was for me.

Using my laptop's speakers, the audio is too low. If I plug in headphones and use boost, then I can hear it. Different speaker configurations will yield better or worse results. I recommend publishing with audio levels as high as you can. If that is too loud for some, it is easier to turn their volume down than it is for those who can't hear it to turn their volume up past 100%. That's just my opinion. I'll watch/listen as best either way :) Thanks again and take care.

This is something that would require an engineer to do in my professional opinion. You'll be cutting a hole in your homes structure and that involves proper calculations for load and a technical drawing. Hope this helps.

Depending on the year of the house they may have a copy at your local building department. For my house, I used a screenshot of google maps zoomed in and an elevation image as well. I also had a survey.

Hi from Calgary! We want to add an exterior door to create a secondary suite. Initially mom is going to live with us but when she passes we want to turn it into a rentable space. Would you advise just doing it all right off the bat, or simply finishing the basement and then a few years down the road, adding the door etc....?

Straight up any time I’ve done projects in my own house in long term phases I’ve failed miserably. Now, I plunge in and do it all then don’t have to revisit it. Sometimes, that’s to the detriment of my budget but then it’s not sitting in the back of my mind. It’s really nice to have it all done and not have to think about it later. Also, building code requirements get updated. Code requirements today, may not be the same as when the time comes to rent out the space.

Thanks a lot, I have fully finished basement by builder and builder has got that approval initially. I need to open an separate entrance for basement by cutting a wall. Do I still need to submit drawings? Originally builder was supposed to do if grade permits. We are adding steps to be on grade. Please advise what are my options just draw a plan using builder original plan show new proposed entrance. Thanks again.

How often do they inspect or at what point in the process do they inspect...do they inspect when framing is done and the plumbing, electrical, and hvac is done and thats it?

No, they also come back when everything is completed for a final inspection. That’s for both municipal and ESA.

The basement of our home was already finished before we purchased. Although, the furnace room/laundry area is not. Ideally we’d like that area to be finished as well. Are there any specifications in regards to a furnace room being framed and boarded? Will that project increase property tax?

I wouldn’t be too concerned about permitting and finishing a laundry room/utility room. It’s not like you’re going to be having dinner parties down there.

@@seeramzan in Ontario, the city will reply to your permit within 10 business days and inspection can usually be booked within 48 hours. I can't speak for other areas.

I live in Kitchener and was wondering what the pros and cons are of getting a permit for finishing my basement. I also have blanket insulation and was wondering if I should rip that out before framing?? Great channel btw, I just subscribed!

Putting in a subfloor, framing your walls in front of the insulation and dropping your heat runs to the floor will have a greater impact on the quality of heat in your basement vs ripping out the insulation blanket and upgrading it unless you're going to jack it up to R20 but then your adding cost in terms of the insulation and framing in 2x6 not 2x4. Getting a permit does add some minor cost and headache of inspection but then you know it's done to code and will be listed on any future real estate listing as done properly should you ever decide to sell. It does impact your property tax but not to the point it's going to make a noticeable difference from what I've heard. I'll touch on these in my KZbin Live next Monday. Cheers!

It’s the same permit form. If you’re cutting into structure you’re going to need a drawing of where you’re putting the opening and how the loads will be carried. We would always contact and engineer and get a drawing made.

In Ontario, the permit fee is based on a per square foot price. So, my basement permit fee was based on it being 750 sq ft. There was an additional cost to register it as a legally registered apartment. There was no refund.

Correct, there is just one building permit form but there could be additional forms depending on the type of project. Cost for a permit is based on square foot. It used to be 0.39 a square foot for basements but that has probably gone up. If you call your local municipal building department I would think they can give you that information over the phone.
