I have heard that quite a lot, and for some scopes of work, I don't disagree. I trust good tradesmen to do good work. However, if the scope of work gets into structural systems, or major MEP work, that CAN come back to bite the homeowner when it comes time to sell and inspections come through... having open conversations between the homeowner, designer and contractor is key. If your capable of reading a code book and are handy, you don't need a permit. All a permit is going to do is make you higher an expensive contractor and then if the improvement increases your homes value then your property taxes go up. And as we've seen from the last hot housing market, people were buying as is no inspections. So unless you want to pay 10x more money on completing the project, do it yourself. The only exception would be doing an addition where your expanding your footprint.

If the community has zoning laws, then it stands to reason there will be a requirement for a building permit. Sewage systems are generally not part of the building department, but are permitted by the health department, which also make the inspections on the work.

Thanks for the video very informative. I’m doing some projects in my house myself . Converting my garage to living space and I have some circuit breakers that I want to move to a sub panel that’s going to be installed in my room wich is on the opposite side of the house from the main panel. So I can make room for new circuits . Will this work ok without a permit or will I need one just curious.😎😎

Depends on your city/county/jurisdiction, but converting non-living space to living space almost always requires a permit.

I did a renovation on a shed in my backyard. It was going to be a guest house for my mom. She is not going to live here anymore. I did electrical and plumbing. The contractor told me I didn’t need a permit because it’s under 200 square feet. I thought it was not right but I did it anyway. Now I major regret it because I’m not even using the tiny home shed and I know it’s illegal. Do you know what should do? The shed was already approved when I when bought the house.

Hey Swede, thanks for watching. It depends on your city/county/country building codes. In my city (Greenville, SC), adding a solid roof adds to the "impervious coverage", and if you exceed the maximum limits of lot coverage, you might face an issue down the road if you try to permit an addition/renovation, or try to sell the property and the inspector calls out potential faulty construction (and then researches your permits...or lack thereof...). That depends on the adopted codes & rules of your city/town/municipality/neighborhood association etc. Some building departments won't require one for non-structural interior improvements; some want to see a permit for absolutely everything...

In a single family home, I doubt it. Those are all more cosmetic items. In a condo or townhome, or in a neighborhood with a strong HOA-presence, you may need one. Doublecheck the covenants & restrictions before starting work... Thanks for watching!

@@JWKDESIGN Yes, in WA state, you need a permit for flooring. they want to inspect the subfloor, or slab, kitchen cabinets are 100% yes. because they attach to the studs. and the final one, drywall, yes. they wont even let you mud over the screws, because they count the amount of screws you use per sheet of drywall. I have literally been shut down for remodeling a kitchen, and all I was doing was screwing cabinets to the walls. You need a permit for everything.

Adding additional lighting AND plumbing fixtures typically require a permit. If it's just lighting, you can often just have the electrician pull a "trade permit" (as opposed to a full "building permit")...

Hey Deep, thanks for watching. (and I grew up in Madison NJ!) I'd say for painting, no, but for kitchens and baths, I'd say you'll at least need plumbing and/or electrical permits, and full building permits if you're moving walls. You'll have to check with the local building department for where the project is located, and those permits are typically pulled by the contractor... Best of luck!

@@JWKDESIGN the codes in ventura are a lot like where I live in WA state. they want a permit pulled for absolutely everything according to the permit office. their exact words were "unless its just a coat of paint, you absolutely need a permit" If you live in WA or CA be prepared to spend so much money on any project, you will wish you moved to another state. That is my advice. should you pull a permit for your shower? the answer is no. you should not. but the law says you need it.

Just ask yourself, self, do I live in a communist part of the country? If you do, you will need an expensive permit every time you want to flush your toilet, you know, just to make sure you're not flushing any prohibited items, like tampons, q-tips, or wet wipes. The money you pay for the permit goes towards making more regulations that require permits, like how many times you can wipe your butt per approved number 2.

The Fifth Amendment protects the right to private property so asking a permit for maintenance (no modification) like replacing floor, vanities, kitchen cabinets, valves, electrical outlets, water heater/heat pump (same size) etc. is unconstitutional.
