This property is amazing. The floor tiles are incredible. I think the skylights would be perfect for watching stars at night 🌌.

A superb property. what if one would like to spend winter months in her property and leaves the property available for rentals during summer months for instance ? Would it be ok ? Lr are the owner supposed to use the property for a very short period of time ?

Hi there. Thanks for your question. Sorry for my slow reply. These properties are designed to be holiday homes rather than second homes or full-time homes. They are designed for people who want a holiday home in France without the stresses that come with trying to manage a holiday home from another country. For people who are looking for a hands off experience of owning a property in France they are fantastic. The basic principle is that you use the property for your holidays and then it is rented out by Domaine & Demeure when you are not using it. All rental income is shared between the owner (55%) and D&D (45%). There are annual management charges where owners pay D&D to manage their houses and the estate. These costs are based on the actual running costs of the estate plus a 20% margin for D&D to provide this service. I like to suggest to potential buyers that their share of rental income would typically cover the costs of the management charges so that they end up at the end of the year with a zero balance and so effectively have their property fully managed for free. Typically, owners do end up making a profit at the end of the year but I prefer that this profit is not the main focus of a decision to buy. There are no formal restrictions on usage but the rental side of things is compulsory and we need to be mindful of the fact that planning permission was given to convert a former working wine domaine into residential based on the premise of bringing tourism into the area. If owners used their houses "A lot", it could be seen as being in violation of planning as this would reduce the tourism that was a key part in the planning application process. I hope that helps.

I don't have all the numbers but i worked it out that letting the property entirely free during the "touristic period , available for rentals could work out and pay for itself, i would only plan to use it during cold/ grey months.. will contact you vie email
