Hi you two! Farmhouse is my middle name. I did a semester in Vienna studying viticulture and farming. You know what viticulture is? While there 7 months we went to Salzburg and many other European cities. A life changing experience and gave me a love for traveling. My word suggestion for the bidet is ‘straddle’. Yes to the video within a video segment. From your mom’s word vagando you can call it ‘un momento vagando’ or ‘a wandering moment’. I digress, I love the house and the elevation. You two crack me up! This is a perfect Italian home. You forgot to mention this region qualifies for the 7% flat tax for pensioners. The stairs leading up to the house would certainly give you a good work out, but with a bit of elbow grease the garden area could be something truly special. "One Minute Wander" should be the name of your short features. Keep up the good work!

Obviously, I would encourage anyone considering a purchase in this region to investigate further. This is what GPT said: "Certainly! Thanks so much, Christine!! We reached out to the law office that has the list but they couldn’t give us the info. The lists we have seen are usually the comunes, and Lazio, Marche and Umbria have select comunes in their respective regions because of the earthquakes and helping those comunes get residents. There is Rieti the province and Rieti the city, but the city has a lot more than 20,000 residents… so, not quite sure. ChatGPT has steered us wrong a few times at my former job… it likes to “hallucinate.” Going to try to get to the bottom of it though ☺️

Hi Christine! Hope all is well! Just tested Copilot for Pinasca in Piedmont, knowing Piedmont isn't a 7% flat tax region, and Copilot told me it did qualify (below). So, not sure we can trust it quite yet 😉 Soon, it might be smarter than all of us though, lol!! Pinasca, a charming town in the Piedmont region of Italy, falls within the category of municipalities that offer a 7% flat tax rate for certain residents. I love the idea of a One Minute Wander, great name too. It’s a great counterpoint to include something smaller in a different price bracket ( or maybe something waaaaay bigger for when we all win the lottery). I also like: Tim of the Week, Italian parola della settimana, and Italian wine of the week. But where was the reverb for singing? It was greatly missed. Fantastic house, by the way, it has so many beautiful natural materials. And only an hour from Rome is so convenient.

You were asking last week for areas if interest and I’m interested in Northern Tuscany. Some homes in the hills over looking valley towns maybe near or around Cortona. I love all that area has to offer with lots of hiking, river beaches and waterfalls off trails and going up into the hillside while still having beautiful valley views of the villages and churches with church bells. Yes definitely keep the One Minute Wander! If there's time show where it is in proximity to the town. Loved it! Fab idea from m-in-law also! Love the idea of word or phrase of the week. Can I ask you guys what kind of program/app you use to " wonder " around properties you are showing? Are you using Google Earth ? I want to do that when looking for a house I want to buy in tuscany. You are doing a wonderful job, plus you are a fun couple to watch.❤

Of course you can☺️… it depends on the location, but we bounce around between Google Maps and Apple Maps. Sometimes Google has more coverage than Apple and vice versa. @wanderingwithwine thanks so much for your feedback, I shall try apple maps & Google maps. Regarding your question I am contemplating properties around montepulciano . I want something very rustic, lots of stone, brick, with a budget of £200 max, it does has to be up on a mountain, hill, or valley with a nice view ( this is a must for me) it can be a farm, villa, or even an apartment, but in that case has to have a private garden , with a view of course. It might be difficult to find something like this for this price in tuscany , I am aware of this cause tuscany is more expensive. I could go as high as £250, or maybe £300 if it is really nice but unfortunately I undertand is almost impossible to get a loan as a foreigner in italy so it has to be cash any purchase, so my budget at this time " cash" is £200. If you can show properties in tuscany as well, it will be wonderful. Lots of kisses for you guys from southern california 😘

There are pros and cons to both… sometimes Google has more “wander” routes than Apple, or vice versa. The most annoying thing is when you type in something you want to see nearby and it brings you back to your town instead of the town you’re searching in Italy (ask us how we know😆). We think you can definitely find something in that price point, it might take some digging but it’ll happen!!! Montepulciano is a great area, with some great vino!! I was also curious if was actually property tax or is it a land tax ?? Not sure I heard it both ways, and do they go off purchase price like the US or something else, we need your wisdom.

So, like the states, there are a few things you have to consider when purchasing a property in Italy. There are transfer taxes and stamps, notary fees and agency fees. There is a great blog we reference often, here is a blurb from it and below is the link... Transfer taxes include: registration tax, the cadastral tax, mortgage tax. The registration tax is payable for purchase of properties for personal use (not business or companies), is usually a standard amount of 1.100,00 Euro’s (one thousand one hundred Euro). The ‘Cadastral Rendita’ is a taxable value calculated by the government for every building in Italy. Cadastral Rendita: Cadastral meaning an official record of the land and property used for the basis of taxation; Rendita meaning revenue. The Rendita is used to determine the amount of taxes due at the time of purchase and later to collect the amount of taxes that have to be paid yearly(2). Be aware that these calculations are not based on the price of the house, they are based on the Cadastral Rendita. Hope this helps!!
