Land
Access to the Bee Bar Ranch is via an improved one-mile Forest Service Road upgraded in accordance with a US Forest Service Special Use Permit granting the Bee Bar Ranch the right to plan, survey, design, construct, re-construct, improve, and maintain this access road. The FS road was elevated 12-inches above grade providing year-round access from US Highway 285. The Kit Carson Electricity Cooperative connected the larger Bee Bar Ranch to the Tres Piedras power grid and in 2020-21 this system was upgraded providing hard-wired internet service.
The topography of the North parcel is level to slightly rolling with a combination of pinon and juniper tree cover, native grasses and sagebrush. The perimeter of the larger 641-acre Bee Bar Ranch is fenced with (5) strand barbed wire.
The Bee-Bar Ranch is located within Game Management Unit 50. The larger ranch has historically been issued (2) Landowner elk vouchers, which the North and South parcel owners should jointly be able to keep active and share, or individually apply separate Landowner elk vouchers.

Improvements
The three-story home was originally constructed in 1980 and has undergone a complete (down to the studs) renovation to include upgraded wiring, lighting, plumbing, drywall and flooring. The three-bedroom, three-bath structure is configured with a stand-alone apartment/caretaker unit on the main level containing dedicated access (one bedroom/one bath). The second and third stories feature a master bedroom, second bedroom, office, dining and living areas, two bathrooms, laundry room and gourmet kitchen. The kitchen is well-appointed with Omega brand cabinetry, granite countertops and new/never used stainless steel appliances, including a Wolf oven/range and Fisher and Paykel water efficient dish drawer. The smaller outbuilding is utilized for the storage of the ranch water system and houses (2) 5,000 gallon galvanized tanks along with all water pumping and filtration equipment. Potable water is delivered as needed via a contract hauler from the Tres Piedras Water Association and has more than met the current owners needs for use as a second home/seasonal retreat.
