THANK YOU! Yep. My neighbor tried to tell me where the property lines are stating, "its on the qpub website and your driveway is on our property "....." we're putting up a fence. But dont worry, we wont block your driveway. " Ummm, No. The pins are here. The plat recorded at the courthouse shows this... ....and its been a recorded right of way/driveway for 40+ years... AMAZING!

I am planning on buying property in North Carolina and I have looked at several so far. My question is that when I am reviewing the disclosures the oil and mineral rights form on every property, I have looked at the sellers have answered no representation to the question of whether the oil and mineral right have been severed from the property. Why do they do that? Who would I ask to verify if the rights are severed or not during the due diligence period? Thanks for your help. I really appreciate the information in your videos.

Good points to remember! I will memorize and teach my kids these points along with the others from your show. I may have to work it out as a Step-by-Step Tree Plan to show the overall avenues they need to take to the best solution. Good idea?

I’ve attempted to purchase properties when a home inspector found issues (such as lead water SUPPLY lines). I’ve asked the seller to remedy or give a credit. They chose not to do so. I canceled the purchase. The seller did not update the disclosures to include lead to the subsequent prospective buyers. Is this allowed. I was told that material defects must be disclosed. Who determines what a “material defect” is?
