Forwarding rules in the unsuspecting agent's mailbox. Agent was credential phished months earlier and scammers just sit and watch for closing to pounce at the right time to send the fraudulent wire instructions.

I live in a small rural subdivision of about a dozen homes on one-three acres. We have deed restrictions but almost every homeowner has violated them, except us. Violations include putting metal storage sheds on their property, more dogs than allowed, running a business out of their home, storing farm equipment and horse trailers in plain view. We have three acres and want to get a few chickens, hidden behind our 6 foot privacy fence. If someone decides they don't like us having chickens, can we be targeted by the restrictions or has a precedent been set since the other violations have been allowed. The owner/developer of the subdivision is always around and is aware of the violations.

We looked at a single 1.7 acres building lot in the country and the owner had added 26 ccr including first right of refusal. We need states to limit these crazy restrictions.

I really like these videos. Very educational! I know you didn’t ask but… if I would change one thing… it would be that you could make the clients seem less like shysters and more like people just trying to get their best deal. I mean that with all due respect and appreciation of your content. The hang ups at the end are a tad over board.

Wow. You guys have no idea wtf wire fraud is. And you’re out here telling people what scams to watch out for. Wire fraud is any action that is considered fraud that utilizes a wire for communication.

I was formerly a property manager and someone came to my office for a showing based on a scam posting of a vacant unit on our property. Unfortunately for them, we were not offering a unit at the impossible price in 2022 for $400. But fortunately for them, I reported the scammer and a whole bunch of other shenanigans and gave them some info for low income housing.

When I drove Lyft, I had a scammer admit his real estate scam to me. He targeted homeless veterans. He offered to pay them to partner with him and he had them use. VA loan. 5 minute car ride. Holy felony

The simple answer is usually in your contract (which you should read btw): and in my case has always been: anything left on the property upon taking possession is now the new owners.

Guy was probably bs! Most likely he got pissed at the agent and wanted to sneak an attack behind the agents back by using incredible attorney to switch agents. My wife is a Mortgage Load Officer, she had a borrower that fell for the wiring instructions scam. They wired $40k to a fake title company the night before closing, then they did not have funds to actually close. They called the title company to verify receipt after sending the funds, vs before getting scammed. Always confirm with 2 sources you know, L.O., Realter, Title Company.... before sending funds.

I've got a dummy guestion here, but why aren't wiring destinations tracable by law enforcement? If you get scammed, it seems like investigators could trace it back to the scammer.

First time buyer in New York state where real estate lawyers are "required" or at least expected to be used by both buyer and seller. Is it typical for our agent to draft and put together the offer and contract WITHOUT having our lawyer look at it BEFORE submitting it to the sellers?

Tenancy by the entirety. This depends on dower and curtesy which depends when you were married. NJ abolished the creation of any new dower and curtesy rights on May 28, 1980

I’ve heard about this happening. They found out the prior elderly owner developed dementia & hid things in strange places. Several thousand dollars were rolled up among some towels in a closet somewhere… I think I don’t know if the elderly person was still alive, but I’m pretty sure the prior owners, whether it was the elderly person or their children had no idea the money was there.

Definitely notify the authorities. First off, it needs to be checked to see if it's counterfeit. Next, if it's the proceeds of crime, you could end up in a whole lot of legal trouble. Also, laws vary by jurisdiction. The commenter stating unequivocally that it belongs to the buyer has not said where she got her law degree (or even if she has one), so don't follow her legal advice.

​@@Yeshanu that would be the fallacy from authority. Claiming only someone with a degree in this case, law can speak to the law, is wrong. Plenty of people can study the law outside the educational system. They may not have a degree or have passed the bar, but it doesn't automatically mean they can be right about something. Only means they can practice, in this case, law.

Can't you just do a cashier's check? Just because the technology exists to wire the money somewhere instantly AND YOU CAN'T GET IT BACK. it's not like disputing a charge with your credit card - you can't get it back if you wire it. What's wrong with using cashier's checks?

When I deposit a check over $20,000 the bank only releases $700-1000 until the check clears. Then if I want to put it in another account there maybe a mail delay and another delay while they wait for the check to clear. When I wired funds from my property sale/settlement the funds were in the final account and invested within two hours of the settlement agents transaction. Less then 24 hrs after settlement.

@@jldsystemsltd a cashier's check is different than a normal check. With a cashier's check the money comes from the bank and you can get immediately and there's no risk of bouncing the check.

The second the deed is in yr name anything on that property is now yrs. The last owners can't come back & say, I left my golf club in the shed & I want to pick them up. You can say NOPE! their mine.
