Costs of bridging and purchasing need to be factored in. Appreciate the round numbers are to simplify the process but the costs of finance and purchase really add up, so cannot be ignored.

5:08. They sure do exist Samuel. I came to your course 2 years ago but unfortunately, I didn't have the cash at the time to jump on board and I have regretted it ever since. My only concern with BRRR would be something like.... What if the tenant was to move out and the refinance repayments on a 0% interest-only mortgage still need to be paid. @samuel Leeds, Once this process is complete, do you not end up with a mortgage over your head for every property you follow this process with. You pay of the bridge loan, refinance a new mortgage on new property value. Pay the loan, then your left with a mortgage to pay ???? Can you explain this part please on how you pay off all debt and end up with a house on your pocket all paid for etc

I'm concerned. Because having looked up bridging loans. They all have to be secured against an existing property or asset. So do I have to put my house up as collateral if something goes wrong? Unexpected costs, the valuation doesn't deliver the price we were expecting. The renovation takes too long. All of those scenarios could result in me losing my home. So what steps do I take to ensure that does not happen?

Valuation and DD is really important. You will have around 12 months to complete your refurbishment but I personally would go for light modernisation such as new bathroom and kitchen rather than anything structural if this is your first project. Yes there is interest to consider with bridge loan finance and they have a charge on the property to recover their money if you cannot achieve the exit figure. But they won’t provide finance if the numbers don’t stack up. conveyancing also. You may avoid stamp duty if uninhabitable. Number crunching and comparable of around 30-40 properties in a 2 mile radius is essential both desk top and via experts such as agents to ensure your projected GDV is accurate.

Bridging loan fees are crazy ! They entice you in with the 'low interest' rates then hammer you with every fee known to man ! For a 60k bridging loan you will end up paying 15k in fees. Not worth it , IF you want to invest in property , you will need some money or investment from family/friends , it's as simple as that.
