He also lied about trying to refund her deposit, he claimed he tried twice but then admitted he does not believe she is entitled to it. He is not the type of landlord I would want and she is not the type of tenant I would want either.

Where I am from, you can not even get credit or refile for 7-10 years! If they look and see the person went out, got themselves more credit, after having it either forgiven or paid off, then spend beyond your means, they would refuse to even allow you to file again!! You have to spend anywhere from 1 -3 years giving all your receipts to the last penny, justifying everything, and going to counseling and money management courses all through bankruptcy to the point of embarrassment. They also look at all the things you have purchased to see if there is anything you can sell to try and help pay off your debt! You have to BEG to keep your car!!! All so they hope you learn! And while some don't, it is nothing you can do that quickly!! It amazes me how in some places you can file, have the slate wiped clean, then spend all over again!!!

As a property manager, i provide in writing what the requirements are, rent amount, specials, application fee; which is non refundable etc. Before i take security deposit, i process the background and ask the applicants to tour the apt/property. Now should they decide to accept the apt then i ask for the deposit to take the apt off market until a reasonable lease signing date. If an applicant dont pay the deposit, they are informed the apt will continue to be shown until it is leased. Communications is the key and always work for me.

You absolutely can white out text and recopy it, without ANY evidence of doing so. Plus, why would her copy of the lease have "many, many staple holes"(FOUR sets)? I find it hard to believe he found out about her poor history and did nothing to contact her and tell her he didn't want to rent to her. I absolutely believe she tried to break in, move her things in, and set up a "squatting" situation. It sounds like he told her he wouldn't rent to her and she was fighting him on it. She seems like a normal, middle aged person. However, so did the guy they just arrested in my city for moving into a vacant house and not leaving for 15 months😂. She went through the effort to put a stop payment on A CHECK to create a paper trail. She probably did it after she was prevented from moving in. He should have counter sued for aggravation. If she would have left the situation peacefully, he would have given back her deposit, and he would have not had to deal with ANY of this nonsense.

It looks to me like this tenant habitually does this sort of thing. She knows the system and she is using it to her advantage. Bet she does this all the time. She is using and abusing the system, probably making money off of it every time. You can bet she is not paying rent in her old place either. Just running out the clock. until she is legally thrown out of the place. Then she will move on to abuse someone else.
