I'm 20 yrs old and have one year left in college. My real estate professor really got me into this industry and I feel like I could make a career out of being a loan officer. I like the idea of helping families out with loans and being that middle man that they can trust. I'm not looking for a quick buck nor would I conduct a loan for someone knowing they can't afford it. I really want to get into this industry and hopefully one day make six figures but I have no idea where to start. I don't want to get out of college and go to a minimum ($15/hr) job. I'm hoping that I could at least make $50k starting off, but again I don't know if that is unrealistic or where to even start.

You absolutely can do that pretty easily in mortgage lending. Yes it’s a little slow right now but if you get with a consumer direct lender. You can learn the business and make money. They give all the leads your heart desires.

I’m going through the home buying process right now which has been the biggest headache ever. I was considering becoming a Realtor and have been told by other realtors that I should because the realtor I have has done nothing. I found the house w/o her, negotiated my loan w/o her and did all of this w/less than perfect credit. I’m a disabled veteran & single mom & would like to help other Veterans through this process so as I’ve been going through the experience I realized that I’m more interested in becoming a loan officer than a realtor. Hey!!!! I am a fan of working for a bank or consumer direct. Those are call center type settings (maybe remote). They hire dozens or hundreds of people. They are always hiring but will be ramping up in the Spring because of an increase in volume and lower rates.

I personally worked at a bank as my second employer and it was good to me. It was a great learning environment and I didn’t have to starve while learning. They don’t have a million products and it’s ok. You don’t need all of them. They have millions of customers that need basic 30 year loans.

I was in underwriting and processing 20 years. Been a realtor the past 3 years and not in love with it. Got MLO license last year and heavily considering only doing mortgages. Aligns with my skills and personality 1000% more. This year was certainly rough all the way around.

I just started as a L.O. with a credit union. It's basically getting a NMLS number to be able to do loans in 50 states along with hiring requirements such as background check.. It is commission based. Here's something many in the Real Estate industry may not know. Teal Estate professional can now originate the loan and sell the some. They are allowed to do both acts.

Yep that’s true. I used to work for a bank a few years ago. A little birdie in Washington DC told me change is a comin. Trying to get money on all sides of the transaction is wild. It’s people getting in that’s making a mockery of what we do. This isn’t fun time. It’s real life.

I want to be a loan officer on the side but I work full time and have little kids so I know I can’t put that much time into it after work. Also, I do have a lot of student loans and I think that will help pay them down. Do you have any advice about paying off student loans sooner?

This is a full time professional career. I would recommend looking at a bank to see if there are some consumer direct opportunities that allow WFH. The complexities of what loan officers do is down played on social media. As for student loans chile my plan is to die.

Great info! Thanks for the video and sharing your knowledge and expertise of 10 years. I became licensed as a MLO in 2022....RIGHT when interest rates were climbing. So just the opposite of you, HA! Can't lie, it was a bit discouraging because it was like, "Awww, man, just as I was getting started, things wanna get slow" *insert crying emoji* lol. BUT, fortunately, I am in a position where I can stay in this field and ride the storm out while learning as much as I can to be PREPARED for when the sun starts shining again in the mortgage industry. This video encouraged me, so THANK YOU! This has motivated me to stay on the grind and learn as much as possible. Congrats on your success and I wish you even more in the years to come.

I know you mentioned in the beginning of the video that your licensed in 13 states. It seems like some real estate agents find it to be “taboo” to work with an out of state lender.
