I was also trying for Meridian 2bhk , but was too lazy to visit site, 1 month back i visited , but it got all sold out, only 1bhk is available in one separate tower, prestige has superb goodwill & service Also biggest turn down for me was possession date, waiting time is 2 to 5 years

Bedroom size is very less, don't go for it, you will face lot of problems in future, model flats are bigger than actual flat. House is very compact. Buy atleast 1600 sq feet flat. I bought a similar flat feels very very tiny.

Congrats.. Great.. We always prefer investing in Land.. Same money if invested in land today.. After 10-12 years one can buy 2-3 Flats.. I have done this myself.. Once someone invested in flat and same money I invested in land.. After 15 years..my Land value is equal to 3 Flat..presently.. Anyways.. It is my opinion.. We are happy for your new flat..good wishes

Yes, residential real estate is a long term investment. It may not give spectacular returns . But it is a safe way to increase wealth by leverage. You can easily get a loan and repay EMI for 3-5 years and then put it out on rent when about half the EMI will be contribute by tenant.. That way you can increase wealth at the cost of the tenant...In a 20 year loan rent & emi would equalise around the 10th year in most cases. So u would have created a solid asset. U could duplicate this process through multiple flats.

Buying a p0roperty on soft launch is risky, there is a time gap between the booking and possation,. lot of litigation may arise and big builders too getting stuck. the main looser ate the general citizens who had booked the flats. be careful

Hi Guys, there are some online buzz going on which mentions that the property might come into some sort of litigation because of a lake and land encroachment. Have you done your due diligence before buying? Would really like to know your opinion. If for some reason property comes into litigation will it impact construction of the entire project. Sir there is severe water shortage in that sarjapur stretch... existing apartments r struggling with tankers... Due to supreme court ruling bangalore can't draw infinite amount of water... So forget cauvery water... Once fully occupied these need like 3 to 4L water per day... how will u get.... Is it sustainable to rely on underground water.... site this far away out in sarjapur better buy independent land or villa... land is cheap... there

I think prestige smart city is involved in litigation for encroaching the lakes, I would suggest others to look into Pioner Lake View (BDA Approved) unlike Prestige Smart City which is BMRDA approved, it is conveniently located at equidistant of HSR Layout, Sarjapura Road & Electronic City.

Believe me try investing 50 lakhs in mutual funds and your lifetime rent will be free from Mutual funds returns every year. So no need to buy any flats. Flats are waste of money. Buying a piece of land only is always beneficial.

Not everything is strategy from the builders. They will show you the dream of investment but the rent people will enjoy your property in a very less price. So enjoy and live in rent in those properties in just 20k to 28k per month instead of investing in properties of 1 crores.
