I am looking to move from California to Idaho in the next two years. I live the small town feeling and weather. Plus the prices are much more affordable living. Great video and keep making them..

Prices in Idaho are insane. In 2005 a starter home cost about $109,000. I have a friend who bought one. The last few years have been insane. I have another friend that purchased an old home in Boise for $329,000 which seemed insane even at the time in 2022. It hasn't been updated since the 1970's except for a couple appliances they replaced. It still has the built in over from the 70's. It appraised at over $700,000 this year as they had been considering selling it. Problem is to replace it you can't get into anything similar for any cheaper. Quality of homes for the most part has been going down for years. From quality of paint to the subs used. My dad owned his own Home Building company in Boise for a while. He is getting ready to retire and still works as a Superintendent in construction. There are very few builders he recommends and most of the good ones are priced very high.

These homes and the area are beautiful. I hope one day I can head there. It seems like HOAs are everywhere, but if it has one that covers excessive noise from neighbors, I'd be more than happy to live with it.

Idaho has insane home prices. I have lived here for 13 years and the increase in home prices over the past decade makes no sense.

I really like Star based on research, visited last year in March to check out the greater Boise area. My personal opinion, a huge ceiling like that is a waste of space. It provides extra lighting but thats it. I rather have a room, game area, storage etc. otherwise I like that space of the home though! Dont care for a gate, and dislike a HOA. My current costco trip is about 12 minutes so 15 isnt bad. Love the community pond and activities. How is the allergy season? I get bad allergies from grass, flowers around March-May or so. How long did the smoke stay around for? thanks for the informative video!

Builders are offering incentives because interest rates are still high and they are rolling over their debt leverage into very bad conditions. Boise and the surrounding areas are no longer hotspots for migration. If that new builder, who is less well known, goes bankrupt (which is highly likely over the next 4-6 months), all of those houses are going to lose 30-60% of their values and you'll be in an unfinished neighborhood that may take a decade or more for some other builder to come along and complete. This has already happened between 2008-2012 in Meridian. If you're going to live there for 10 years minimum, and the builders are offering 3.99% mortgage rates or lower fixed 30 years, I could see it being worth it assuming the home quality is "good". That being said, even with mortgage rates coming down right now, and builders incentives, it would be very unwise to buy right now. Recession + high interest rates + Sketchy'ish new builders and uncompleted neighborhoods = very risky time to buy. Better to wait and see.

@@nathanvonderharr2847 I dont want a HOA based on constant price increases like in CA. some friends are paying hundreds a month, its crazy. But if its a must, 68$ is reasonable as long as they dont raise them constantly and actually provide something, actually maintain the area.

Star quickly became known as "little California". The prices in the Boise, Star, Eagle area have been driven through the roof as a result of all the people fleeing the left coast. First time home buyers have been kicked to the curb. A half million-dollar home is now considered affordable? Put 20% down at today's 6.6% 30-year fixed rate and your payment is over 3 grand a month. And that doesn't include the insufferable HOA dues, which will only go up after developer turnover.

As a cyclist myself, you have to go tubeless and use tire sealant. It will plug it while riding.

These homes are very low quality for this price point. They have pass through vents for crying out loud.

Definitely not. I’m very picky about which homes and builders we recommend. There are builders out here that sell homes over 1.5 that are HORRIBLE. We have clients call and ask about them all the time and we are honest despite the high commission opportunity.

@@livinginidaho6750 Which other builder gives you pass through vents for 800k? I've been looking to buy for over 6 months. I've walked every builder in the area. These are highly decked out models to trick consumers to buy.
