I opened the 6 month cd with morgan Stanley. Here is the catch. You don't get APY rate at all. As interest does not compound and only added when it matures. So you onky get the simple rate as 5.65%. they also chargev$150/ year for the account. You buy $1000/cd. FDIC insured each person up to 1/2 million. And not easy to get their rep to return your call just fir open CD. I never had brokerage account like this, you have to be proactive to get all thise details. Also, my rep told me, the promo expires 8/13/2024.

No thanks. This bank forces you to tie up more than double the money you can deposit into their CD. So essentially this means that the 5% or so you can get in treasuries if you were to invest the same total amount is actually a bit more than the 9% you get with this CD on half your money and in treasuries the income is also free of state income tax. So this bank then takes you cash and invests in treasuries, skims a few points off the top while getting people to open accounts.

@@VR_investments For whatever amount you invest, the bank will want you to open an account double that amount so the other half of it will have to remain in that account. In order to get the agreed % return, you cannot withdraw or transfer any of it prior to the time requirement. In short, they're making free interest from half of your bankroll... The 9.5% is really a 4.75%.

Greetings Jennifer. Are you still buying T Bills? What have you done with your ladder? I watched your vlog from 1 year ago when you said based on the inflation rate, unemployment rate and the Fed talking about further rate hike it was a good time to buy T bills. So now, inflation is down to 2.9% not quite the fed goal, unemployment at 4.3 definitely not at the fed goal and now Chairman Powell is talking about rate cuts of 25 basis points in Sep. So do you recommend maintaining my T Bill ladder at this point in time? Thanks for your outstanding content.

That was a Big Business in the 90s! Real Estate tax liens are purchased by certain companies who sell off interests (like REITs) to investors. In those days of a real estate bubble debacle / recession, the various Counties in the country would issue tax liens for the non-payment of real estate taxes (Houses, Commercail properties, etc). Some properties are DOGs, others not so much. Tax Liens DO cut off any Mortgages filed against the property. So, if there is value to tthe property, the mortgagees will Jump in to pay off the taxes owed before getting Cutoff. The liens used to accrue interest at 18% per annum. If they are paid off - the lien holder get the total taxes owed PLUS all the default Interest. If not paid off, the lien holder foreclosees the tax lien, cuts off any debt behind it, and takes title to the real estate. Therein, is the risk: Squatters, old owners who refuse to leave, and the resell risks. ZI never did it, but I am considering now. Hope this helps a little.

Jenn, saw a 5.15% , 1 Year CD at Marcus Bank (Goldman Sachs' bank). I'm seriously considering transferring 2 IRA CDs at Flagstar Bank (formerly NY Community Bank - a total Debacle occurred at NYCB in January 2024, my former Employer ). I'd love to see your Video about Direct Trustee to Trustee Transfers of IRA CDs. IRS rules are a bit ambiguous and I certainly don't want to trigger Distributions / Penalties as a Retiree (73 YO).
