true to some extend, but not 100%. Inflation also brings demand down and causes lower profits, therefore crashing stock market. So energy and consumer goods can go down as well, but indeed much more saver investment. Energy is not that save as it can be very volatile.

you need to differentiate when a company like macy's has both real estate value and the value of the underlying biz they are co related you can't count it twice. and few have true ways to monetize the real estate w/o impacting their retail biz significantly.

We all know that prices of almost everything aren’t coming down. Simply put, they're rising less. Costs are rising due to rising inflation. As we are evidently at the verge of hyperinflation, with the less haves bearing the brunt of the burden. I'm more concerned that the rising inflation may lead my entire $990k retirement funds to lose value. Where else could we put our cash?

I'm actually trying to hold off on any new buys right now to avoid falling victim to a bear market trap. Yes stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are alot of wealth transfer in this downtime if you know where to look.

I started investing in the stock market because of dividends. What matters, in my opinion, is that if you invest and earn more money in addition to dividends, you will be able to live off of dividends without selling. It implies that you can pass that on to your children, giving them a head start in life. I've invested over $600k in dividend stocks over the years; I continue to buy more today and will continue to do so until the price lowers even further.

In my case, I had to ask a market analyst for advice in order to grow my account to almost a million dollars, withdraw my profits just before the correction, and start buying again.

What about debt? Ask yourself who is buying all the US debt is that sustainable? A ten year yield below 2 percent does not seem rational if inflation is above 2 percent ... please explain why it seems rational to you I agree with you certain sectors will do better in inflation then others but history may not a very good guide because it seems we are in uncharted waters Thanks for the video

He’s wrong , if you pay $5000 per month for your mortgage and interest rate double , eg 2 to 4% , now your mortgage is $10000 per month You might have a fixed mortgage BUT millions of homes are bought and sold each year and now that $1,000,000 house at 2% is selling for $500,000 because that’s all you can afford to pay each month !!

Also, I looked up the number of locations Costco operates. Compared to another brick-and-mortar retailer, PetCo, they own about 1/3rd less locations. Can it be assumed that peers sharing similar business models in other subsectors with more assets are therefor more inflation-resistant since the demand of certain subsectors in consumer discretionary markets, like pet supplies for instance, is inelastic and additionally real estate outperforms in inflationary environments?

My spouse and I are adding a variety of stocks/ETF to my present holdings for the long term, We've set aside $250k to start following inflation-indexed bonds and stocks of companies with solid cash flows, I believe it is a good time to capitalize on the market for long-term gains, but it wouldn't hurt to know means of actualizing short term profit.

Recently my colleague advised me to hire an advisor, surprisingly I have accrued over $120K under the guidance of my coach during this crash. MACD is a great indicator! I use that indicator for some of my buy and sell alerts, along with others, depending on other market conditions, as well as the FED… We are heading into a stagflated economy, which is basically inflation in recession. So you want to look for businesses that can produce without consuming and or investing much. It’s difficult, but think AI. What corporations could use AI instead and substitute AI in place of investing or paying employees, etc. Think tech firms…

I would argue that the move by Costco to slow the impacts of inflationary input costs onto customers is moreso to maintain their membership retention and increase the volume through existing customers rather than gain marketshare and volume through new customers. The reason being Costco's inventory is partitioned by a membership pay wall which is a considerable friction for switching to the store. But overall I agree that Costco's general business model may be a beneficiary of inflation as wholesale purchasing of non-perishable consumables may be an incremental hedge against inflation.

The top 10 companies from 30 years ago are not the top 10 companies now. 20-30 years the market leaders change. The SP500 captures a broader market and promotes start-up stocks from the Russel and NATURALLY (without liquidation or selling) builds a position on it overtime like what happened to TESLA. Just like an ordinary portfolio, the SP500 would tend to be heaviest on the best performing stocks as long as u don't sell it. This is why apple is 7% of the index because overtime it became more valuable. The SP500 is a self-correcting portfolio. Facebook did went down, which means it's portfolio impact dwindles throughout time to a point it becomes so small we won't notice it changing or affecting the portfolio too much.

[look her up] You should only be taking out what can be taken out during downturns. Do not be tempted to sell. All that you invested over time (esp during upward trends) will be lost.

People need to understand that inflation is a tax, it is not something you can overcome, or even truly hedge against. Warren Buffett has some great comments in his annual letters during the 1970s. As inflation rises it consumes capital from the economy, it provides no economic benefit. As Warren Buffett put it people think they are richer but they don't eat richer. The only investments that perform well are those that would have performed well during normal environments, sound businesses purchased at or below their intrinsic value. Everyone loses during high inflation, some just lose more than others.

The 1970s, Bonds became known colloquially as "Certificates of Confiscation" and Stocks declined from higher interest cost and PE multiple compression. The best performing assets were Monetary Metals because savings preference shifted from Fiat to Sound money. It was only high interest rates by Volcker that saved the Dollar from ceasing to be the reserve currency which was close to happening as US Govt was forced to borrow in Swiss Francs in late 1970s.

I own my own business. I saw inflation coming so I borrowed money and bought out some other companies using 0 or 3% debt. I was able to buy about 2 million of inventory for about 400k. The best part is that I already sold 500k of that inventory in the last 6 months....paid off the debt that had interest. Now I make 2k a day free and clear.

@@ethanjto if I choose to have money in my wallet (or mattress) it should not be devalued over time, as my original work was completed as requested. I understand why you correctly state it encourages investment, but that should not be something I should be forced into. Inflation effectively steals from past earnings (savings) unless I can find an investment which matches the inflation rate. I would prefer to be able to 'save' as well as 'invest'. Note that I'm not disagreeing with you exactly... I'm talking more philosophically. Allowing the State to inflate a currency steals from those trying to establish themselves and their family.

@@alphacat9302 Investment in public capital markets is not the only benefit. Inflation keeps people spending money on goods & services, as opposed to saving it all, which keeps money flowing thru the economic ecosystem. Let's imagine a country with an inflation rate of 0%. There is no real incentive to invest in companies, so those companies don't get access to capital from public markets, and thus can't raise the money they need in order to grow and provide improved goods/services for the country. On top of that, you'd have no incentive incentive to buy that nice shirt from the clothing store because your money will still have the same purchasing power in 2 years as it does today. You may think "oh well, who cares if I can't buy a nice shirt". On a mass scale, this has an enormous negative effect on the health of the economy. That is just the tip of the iceberg. If there was no inflation, your country would quite literally fall apart. This is a sacrifice that we all individually need to make for the greater good of the communities we live in. It's uncomfortable for you and me, and it's designed that way on purpose to keep all of the parts of the machine in motion. I'm not saying that it doesn't have drawbacks - no system is perfect. But it is better than any alternative we have tried thus far.

@@chillaxTF this may seem correct in macro economic ‘theory’ but in reality you buy a shirt if you need a shirt. You buy a car when you need a car. Look at Japan 🇯🇵, negative real inflation rates for years. They have one of the most robust economies in the world, a tiny island nation has one of the most robust economies in the world, 3rd in the world in GDP, almost all of their public debt is held by the Japanese themselves. Low or negative inflation encourages saving, investment, that leads to manufacturing. In contrast, the U.S, still the largest economy in the world. We have very high inflation, nowhere near the feds 2% target, very low savings rates, and our national debt is held almost entirely by other countries. Our national debt, our debt to GDP problems, and other serious structural issues exist in our debt fueled economy, unsustainable. Macroeconomics is largely voodoo.

Maybe, sometimes, but how do you explain the Japanese? 3rd highest investment rates in the world, behind China and Luxembourg, negative real inflation rates for years. The Japanese have a real economy based on savings, investing, manufacturing. We have a pseudo economy based on debt, inflation and cheap money loans. Our quality of life has diminished or remained stagnant for decades. If you look at all the charts and projections about the U.S. economy that the late great American hero , Ross Perot warned us about during his presidential campaigns of the 90s, all of those charts proved to be correct, and here we are today almost 30 years later, China , Japan and other countries are passing us by.

When do you think the interest rate will start to run significantly? Beginning of 2022 or around June 2022. Base on the FOMC minutes on 10/13, the Fed will most likely start to announce reduce assets purchase by the next meeting on 11/3/2021. By then, I believe interest rate will start to creeping up slowly. So, with your vast knowledge of macro economic, relationship between sectors and fed policy, when do you think interest rate will pop significantly? Thanks in advance.

Thanks for your comment! Knowing when interest rates will rise significantly is attempting to time the market, which can be challenging. More or less, I do think that around mid 2022 like your reference to June 2022 is probably a starting point for considering lift off for rates. I think beginning of 2022 could be too early based on Powell's latest FOMC minutes.

Inflation is going to demolish the true dollar value of my mortgage debt... it already has started doing so. Inflation has greatly exceeded my mortgage interest rate for 2021. So many people scared to buy in the housing "bubble" (caused by actual supply/demand mismatches that likely won't be resolved for at least a decade) that continue to rent and don't understand this concept.

Didn't really enjoy buying our home at like 20k+ what it prolly should be...but love the 2.79% FIXED 30yr... if you know what inflation is you'll realize how great an "investment" a home is over renting. Pro: fixed living cost that looks better each year....con: YOU fix EVERYTHING.

Larry love it! Econometrics, math and equations now are used to prove and estimate market conditions, etc. The “Kahlman Filter” is used to get “Real GDP” and the time variable lag to predict “Real GDP” in the year you are in. It is all about GDP, GDP, GDP. If you can accurately estimate GDP, you can get a lot of information….

Recently, I made additional purchases. Additionally, it is a bad idea to put money away for a market slump. Recessions and depressions can be viewed from many angles, we can't always anticipate seeing high returns, and taking chances is preferable than doing nothing. I model my behavior after that of Stacey Lee Decker, a seasoned financial counsellor licensed by the US Securities and Exchange Commission (SEC). Since then, my returns have risen swiftly in contrast to the IRA's gradual development. What I have is only used by her trades, not by a few really niche businesses.

Which is really just gambling on a more probable experiment. Not for my money. It’s nice to finally see someone who has a CFA giving advice, but the reality is that there are allot more people who have more experience in how they became wealthy that is not behind only people who have a certification or went to school. I need references from both sides. The CFA and the guy who learned what do do through the school of hard knocks. Don’t think all CFA’s are good and don’t think all youtubers who talk about finance are bad. Nevertheless it’s still nice to have a CFA talking about money

Getting a cfa teaches you how to manage risk and create investment plans on an individual basis. One mold does not fit all. For instance, crypto investing. It is highly risky, so it should only take up a very small portion of a portfolio and for older people, it shouldn’t even be considered. These gurus haven’t learned “to give advice” and shouldn’t advise people as they don’t know the totality of investment planning.

Few things. Interest rates are already going up regardless of what fed reserve do. Also real inflation is closer to 13% but fed reserve changed how they calculate it several times to reduce social security benefits (which are inflation adjusted).

One way to diversify in real estate is to invest in syndication. Fund syndication (vs a single asset syndication) is a great way to do this. You need to be an accredited investor in many cases. But you can invest in relatively small amount and usually each fund is diversified over 5-10 properties.

Larry, great video! Just wanted to note on the comment that you made on 7:05; Interest rates rising, usually, do not affect your mortgage payment if you already have a mortgage. The vast majority of buyers have a 30 year fixed rate, and few have variable interest instruments (HELOC, ARM, etc.) You might get less demand for real estate because of the higher rates, but that's another topic.

@@LarryCheungCFA Question, In Canada have you ever seen a 30 year fixed rate? Generally what is often referred to as a 25 or 30 year fix rate means that you renegotiate your interest rate every 5 years ... So inflation can affect and does affect your fix rate mortgage

Great info Larry. The thing about inflation that always bites even the best economists is the parabolic effect of rising prices. Analysts use the core CPI but businesses have to use future replacement cost for goods they might not receive for six months when deciding pricing. It's like accelerating onto the freeway. The Fed is averaging the speed from a standing start (last year) to current speed. The driver has to anticipate the speed of traffic and accelerate fast enough to keep up with it. Thats how you get runaway inflation. The real, non-fed filtered inflation right now is more like 15-20% and as long as that disparity between the Fed's response and the real rate exists the crisis will get worse.

Buying property needing a lot of repairs isn't as profitable these days as it once was. In my town the price of one sheet of 3/4 inch thick plywood is about $100.00. That price is 4 times what it was 7 years ago.

I realized that the secret to making a million is making better investment. I always tell myself you don't need that new Car or that vacation just yet and that mindset helps me make more money invest:ng. For example last year I invested 70k in blue chip stocks and crypt0 s (with the help of my advisor of course) and made about 380k, but guess what? I put it back and traded with her again and now I'm rounding up close to a million. Delayed gratification always pays off

I had a revelation last night that depressed me lol. I was thinking my parents bought their condo for 100k in 1996 but now its worth a bit over 400k. It's sad because even though I make more money than my parents ever did, it feels like inflation leveled things anyhow. I'm not sure I'm any better off than my parents even though on paper I make more than they did. I make 4x what my dad made but the housing market is 4x more expensive!

One more thing for us investing dummies: Most inflation talk focuses on rising costs. I think it’s also healthy to also understand that inflation decreases the value of your savings held in currency or other assets that don’t keep up with inflation. Just a thought that might help newbs comprehend the big picture here. We don’t hear about inflation often in the US, so I reckon some youngsters out there are brushing up on it like I am.

Just keep in mind that savings is only bad if you sit on it for many years, if the stock market crashes tomorrow for instance and you have a lot of cash in hand, you become rich by default if you buy the right stocks, what happened march last year is a good example of that

That's true in a sense, but at the same time the US dollar has increased in value relative to other currencies over the last year. Incidentally that should help reduce our supply costs from overseas and steady the ship somewhat.

USA media avoid inflation talk cause that not good for politics. The democrats are supporting the wealthy who don't care about inflation. Cash will always remain king to seize business and investing opportunities. Only be in the market with money you can afford to lose. I personally to what Bill Gates does: keep 1 year of spending in cash always, invest all the rest.

You mentioned food inflation but that is not in the core CPI. Neither is energy. Food, energy and housing is where people spend their money first; not on shoes. However, I get how the FED ignores this and focuses on the lower core CPI.
