Kempinski location is bad. What happened to your taste of properties?

It's located next to Marina Gate , Kempinsky in itself is a brand. How can a 2 bed in Dubai Marina branded by Kempinsky for 3.5 Million AED that too 1700 sqft ! 2 bed.. be a bad investment. And PS : I'm not selling Kempinsky. I'm selling a full sea view 2 bed in Maritime City for 2.5 to 2.9 Million AED , paying 60% and using leverage of 40%.. How is it not a good investment.

If Kempinski is such a great property then why is it still unsold. 2 months since launch date. Why is devmark struggling to sell same??? Plot is surrounded by tall towers.

​@IllegalPrescription There are unsold properties of Emaar , Damac , Sobha , Meraas - In your logic The Acres or Valley would be bad.. which doesn't make sense..

Berkley in Dubai Hills. Address JBR Signature Mansions in JGE Kempinsky in Dubai Marina These are all being marketed by Devmark. They have a reputation to maintain..

So you don't recommend ALTUS AT DUBAI CREEK HARBOUR by Emaar? You do not see any growth potential with respect to per square feet rate over next 3 - 4 years?

I would prefer to invest in a property with a sea-view.. View is a very strong factor in Dubai. Palace Dubai Creek was a strong product for investment.

@suryavzb The style of my channel is an unbiased overview of products in the market and my vision as an investor. So , If I were to invest 2.5 Million AED. I would invest in a full sea view property. JBR has one of the worst finishes in the market , but it's a commercial success due to location. And there are several private developers doing phenomenally well on JBR walk.

U have an inherently Indian connection. It shows clearly. But having been raised in UAE, u try to attract British clients by using that accent. I argue this won’t go far. U can’t be more British than the British themselves right? I like your sincerity & earnestness. It’s a trait very few agents have. Consider it as a feedback & not otherwise.

Investors only look if the broker is able to source good units and has good track record and none of the above bs you mentioned about being indian or having a british accent
