Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I have been to Dubai first couple weeks ago. There is definitely euphoria and desperation. It’s a beautiful and expensive city. Probably because there is no tax for local people. They have more purchase power. I saw couple projects scheduled. It’s pharaonic. Development with 70 building per brand. 110 000 dwellings for some projects. They will need to add lines in hwy because right now the traffic is super bad. But great experience ❤

The Dubai real state market is almost 100% correlated with.... the SP500! not only with the intenational market. This guy have interests and is not telling the thruth. Supply and demand are a minor force in a highly financialized market, in which real estate is basically a financial instrument. The off-plan purchase market is in a big bubble that will burst, with big delays in the delivery of properties and bankruptcies of developers. All this is yet to come because Dubai does not escape the bubble. It's a little worse than 2008, although the market will recover 10 years later. But 10 years or more is a long time. The population is growing at 2%, the expectations of doubling the population will not be met, much less with a major international financial crisis in the middle of the preference period.

Dubai was benefiting from many special events e.g. war in Ukraine, war in Palestine, Corona etc. Those effects had an impact to Dubai real estate market. But in the same way it came it will go. Perhaps you are right, perhaps not. I guess the thing is, many other countries are experiencing problems too. I've stayed/worked in a few different cities. I'd choose Dubai over London. The UK gov isn't doing a good job. Prices are much higher in London too. HK is still expensive even though slightly lower than before.. as for other European cities, many are just blaming immigrants for everything whilst they stoke racism. Meanwhile Dubai is planning how it can improve the city and still there is no personal tax. That's the difference I see.

I know people who paid Nakheel the state developer TWENTY years ago. To this day, in 2024 they have still have no property, no refund, no compensation. Nakheel even made an offer in 2024 then rescinded it. They try and bully and gag and send shady looking contractswithout even promising a date of refund. Apparently 75% o off plan property is NEVER built. And the state developers like Nakheel are as bad as anyone. it is criminality, pure and simple. They pretend they have no money to build, then they build the tallest towers in the World with YOUR money.
