The flat in Bedford, for years that block has had terrible sewage problems. It's been in the local newspapers / gossip sites. Just googled to check again, cracking walls, bad electrics and so on. To be fair it may have been remedied by now but there is no chance I would buy in that block. Buyer beware.

That's easy. I'd go with Darlington, simply because that's an area where prices are rising really fast BUT properties get let out real fast, too. Employment prospects are excellent in that area. For £120k, you should get a 3 bed semiD property, with a garden. Alternatively, you could look for a property closer to home, in an area that you are familiar with. If you are new to the "game", it may be worthwhile you going for a property that is fully refurbed and ready to move in to. You can buy it, get the keys and on the same day hand the keys over to an agent to get a tenant. Trouble free. Hi Diane. My take on this is that if someone wants to scrutinise the pics, they can run KZbin in slow motion or pause the video, but in future, I will slow down the speed of the photos.

When I first got into the property game, I too, could not understand this. The idea is that the property will be low priced, which brings interest. Potential buyers phone up the agent and ask about the property (how can a property of this specification be so cheap) and set up a viewing. Usually, properties with no pics fall into 2 categories: 1, the property is tenanted and the tenants are not giving the agent access to take pics. 2, the property is in poor condition, so the agent thought it best to not bother with pics. In this situation, the agent will advise anybody who phones in to ask about this property, that a top to bottom refurb is required. And will follow up with, "would you l like to set up a viewing?"

@@jonsnow6741 Probably, yes. But until you do a viewing or at least speak with the agent, you won't find out. As these are very low priced properties, you have the opportunity to buy for a low price and over a period of time, upgrade/decorate to your choice. This strategy will also add value to the property, which can be lucrative if you decide to refinance or sell.

The trouble with the phrase 'offers over' is that properties rarely go for a price near to the price mentioned. Often they go to for much more. Fareham has rather a racist reputation.

These days, house prices are rocketing upwards and you are right - many properties are being sold for above asking. However, for the purposes of raw calculations, we have to put a price on a property and the best way is to use the price which is stated on the listing. After drawing up a short list of properties, I would call up each agent in turn to arrange viewings. During the phone call I would pump the agent for information regarding the price, so at least I have an idea of what number it will actually take to attain the property. I'm going into a hectic January now, where I am shopping for another property and I will make a video of that. For my previous BTL property, it was common to see properties being sold within days and a bidding war breaking out for every property. The only reason I managed to buy a property (last April) was because I managed to negotiate a price on a property which was overpriced and nobody was interested in. @@jonsnow6741 All I'll say is that I bought 2 properties. Offers over £xxxx. I agreed upon a price which was lower than the price stated. Part of the strategy is to have many viewings and make many offers. Also, try looking at properties which have been on the market for a while - sometimes those have desperate/motivated sellers and you can negotiate. We are currently in a red hot seller's market, meaning that the seller has the power. But only last week, I had an offer accepted on a property for £80k, which was on the market for £85k+. In business, having a positive approach to outcomes usually bears fruit.

@@jonsnow6741 In Australia, someone I know had the following experience: All bidders bid standing outside of the house they wish to purchase until they are the last bidder left. It got down to the last 2. The person I know got the house but was sure that the other bidder who was bidding against her at the end, was working for the estate agent.
