Wow, you really hit this on out of the park. Reduced jump cuts, more b roll, on-screen maps really communicate the huge amount of information much better. This video is timely and highly relevant to us giving us a lot to chew on. Having visited Vancouver and spoken to you, I have crossed North Vancouver, the suburbs connected by bridge such as Deep Cove; and the island off the list. They don’t have the Vancouver feel, the friendliness; they aren’t as walkable; some have steep slopes or feel remote. We visited some other parts of town and keep coming back to Grey Point and Kitsilano. Broadway and west 10th street have a lot of great stores and very walkable. The 99B line and skytrain are close and taken us to where we need quickly; it’s a quick walk to the beach; and so easy to get to the airport when needed. I now see three options: 1. Buy a condo (top floor - low rise): Grey point / Kitsilano 2. Buy a detached home 3. Buy a condo and keep our home in Ontario. This might be a transition option. I appreciate the effort you put into these videos. Combined with annual trips to Vancouver, making a decision will be much easier. This move is about a lifestyle for us, walkability, access to stores and grocery stores. Thanks for taking time out of your busy day to speak with me. One thing to consider when you are putting a lot of text on the screen. Shift the A roll to the right by a third of the screen. In the gap, put a 1/3 background and put your text on that. That way the text isn’t going over your face and it gives you a lot of space for information.

Finally making the move to Van in a few days time, after a year or so of planning. Just wanted to pop on here to say we watched all your videos and you were incredibly helpful. I love your videos, I've watched each and every one of them. I didn't know that Delta got significantly less rain than other areas in the Lower Mainland. In your opinion, should prospective buyers like me be concerned about the potential for flooding in Delta - i.e. is that a real downside that people interested in Delta should be concerned about?

@Feehdabirds Thanks so much! Glad you are enjoying the channel. :) Honestly, it would depend on where in Delta you'd be considering. But you'll notice that the areas that have the highest density of population (other than Ladner) tend to be on higher ground (N. Delta and Tsawwassen). I think either of those two options are going to keep you pretty safe from the possibility of flooding.

Hi Sebastian, thank you for all your videos! I am moving to Vancouver soon with my wife and our daughter, and I will be studying at UBC for a year, so we are looking for a place to live. Could you recommend some family communities in the southern part of Vancouver?

Hi there. Congrats on moving to Vancouver! There's lots of housing at UBC these days, Point Grey, Kitsilano, Dunbar, Kerrisdale and Marpole are all areas within reach of the UBC campus where you can live with a family. Good luck!

It rarely goes below O celsius here, unless you are retired or rich you will be doing lots of walking so you will love the temperature because it's perfect walking weather. Electricity water and gas home heating is extremely cheap here

Good effort, however any analysis that neglects crime rates, drug use, and social unrest is sorely lacking. Then of course there's tangible things like property tax rates.

Then as a statistician you'll understand the challenges of sourcing the type of data that you're suggesting. And then (if available) comparing that data across varying jurisdictions. With unlimited resources and time this could be a very different kind of video...but that's simply not the case.

People should move to maple ridge. They have 2 bedroom apartments starting from $300,000. You can put $15,000 down payment. You can earn $15,000 with extra jobs like cleaning houses, skip the dishes, Uber, security jobs in your own time. Mortgage payments would be around $1100 per month. Building maintenance around $300 per month.
