Hi Sebastian! I was in this neighborhood, very good for buying fresh fish and seeing seals. I went in a museum, I ate at a restaurant 04:07 and it is a very beautiful place. Little by little I'm getting to know the whole of metro vancouver.

Richmond’s topography has urban land in the west juxtaposed by agricultural land in the east. It is the fourth most populated municipality in Greater Vancouver, consisting of 8.1% of the total population of the region (City of Richmond, 2018). The City’s estimated population as of 2017 was 219,270 with a population percent change of 18.0% from 2007-2017, compared to the provincial average of 12.3% (City of Richmond, 2018) (Statistic Canada, 2018). The City is a lowland coastal community susceptible to rising sea levels and natural subsidence, resulting in flood risk (Malik, 2016). In the context of potential climate change, the management and maintenance of ground water in Richmond is imperative for land subsidence mitigation and to protect its growing assets. Flooding Given Richmond is located on a floodplain, land subsidence plays a role in the City’s habitability, as seen in other similar deltaic regions (Erban et al, 2014). The City’s landscape is generally flat with an average land elevation of 1 m above mean sea level, and a natural subsidence rate of 2 mm annually. Richmond’s flat land and low elevation, combined with its high water table and surrounding water bodies, necessitates the maintenance of the City’s robust flood protection system, which consists of 49 km of dikes, 622 km of drainage pipes, 178 km of ditches and 39 drainage pumping stations (Flood Protection Report, 2013). In addition, the City monitors water levels electronically on a 24/7 basis and maintains its dikes at or above the 1:200 year provincial standard (City of Richmond, 2018). With $63 billion dollars in private and public land value, the City emphasizes flood protection to mitigate the impacts of climate change by advancing policies, practices and infrastructure (Flood Protection Update, 2014). Furthermore, the City has allocated resources to mitigate climate change projected sea level increases of 1 m by 2100 (BC Ministry of Environment, 2014). The City has a target dike crest elevation of 4.7 m with considerations of raising it to 5.5 m in response to sea level rise predictions (1 m) and land subsidence (0.2 m) by year 2100 (Parsons, 2016). General Soil Characteristics The soil profile is a major component that determines the magnitude of subsidence. The urban soil in Richmond consists primarily of interbedded silt and sand layers. Groundwater extraction induces an increase in effective stress, resulting in the silt layers becoming susceptible to unrecoverable compaction (Pope, 2002). A study by Welch and Smith (2001) discussed the Holocene sediments of the Fraser River Delta, and categorizes the soil into four main layers: - Surficial floodplain and peat bog deposits composed of sandy to clayey silts, - Interbedded silts and sands, - An 8 to 20 m thick layer of fine to coarse grained homogeneous sand that is continuous across the delta and lastly - Fine grained delta slope deposits (Welch and Smith, 2001). However, soil conditions vary with site specific properties.

Thanks for the video of Steveston showcasing suburbs I would otherwise not be aware of. Would love more of these. However, I was surprised not to hear of land subsidence as a con. You had warned about Richmond in a previous video. Is Steveston built on more sold ground or is it built on the same soft earth delta as you have warned about Richmond being built on. I do love the look of the community, but being an old guy, having easy access to transit is something I'm not sure I would be able to compromise. Glad I am not in a rush as I am still learning ;)

Bowen Island is a member of the GVRD aka Metro Vancouver. you know metro who botched the $4billion sewer fiasco and tried to force Bowen Island to host a campground ! Please fix your map!

Sushi in Japan is a lot cheaper comparing the quality. To compare Vancouver sushi at least you don’t want the sashimi coming from Japan where the Fukushima nuclear reactor radiation is an ongoing problem. It is more costly but they probably come to eat “safer” sashimi caught from the other side of the Pacific Ocean.

Often overlooked fact, and certainly a nitpick: Bowen island is part of metro Vancouver even though only a few thousand people live there!

@sinou-s4u 100% I did know that...but only mentioned it in passing when I was talking about West Vancouver...although now that you mention it, I'm realizing that my map of Metro Vancouver doesn't include Bowen which is likely what you are referring to! I'll be sure to update it before I use it again and thanks for bringing it to my attention! :)

I live in Upper Kits and only drive dt and to the airport for international flights. Interesting other areas, but too far away for me. A very nice video...lots of information.

@24:40 Incorrect. There are 5 trains with 5 different timings from Mission City to Waterfront in the morning, and 5 trains with 5 different timings from Waterfront to Mission in the afternoon/evening. That said, West Coast Express only runs on weekdays.

@_netscapenavigator I appreciate the clarification...as I was talking I knew that I wasn't quite right...that it was more than once in each direction but I didn't realize there were five separate runs. That being said, I do think it's important people realize it's just into Vancouver in the morning and out of Vancouver in the evening. Hopefully, service gets expanded soon!

Very informative. Is it safe to assume that rent in these different areas generally follows the average purchase price? If one were looking exclusively at housing costs, would areas like Mission, Delta, etc., have the lowest rental? Also, I know there is an airport in the Abbotsford area, though nobody seems to discuss it. This is probably because it seems like their flight availability is limited to inter-provincial travel. For those living in White Rock or near the U.S. border, is it feasible to drive across the border and fly out of Washington, as opposed to Vancouver Intl.? Personally, I'd be interested in a lower rent (condo or apt.) with high walkability (shopping and restaurants) and lower rainfall, not too far from a Skytrain station. Any suggestions? @ahnnecabiles6837 Thank you and appreciate you watching! I like River District. It offers fantastic affordability for a Vancouver address. However, it does feel less connected to the rest of the city (in my opinion) than many other neighborhoods of Vancouver. Up until recently, there was very little there in terms of shops, services and amenities...but that's obviously changing. It's still a part of Vancouver that's more car reliant than many others...and it is also, unusually for Vancouver, on a flood plain (like Southlands and Olympic Village).

@dannil9878 People that choose to live in these cities find a way...or they end up moving elsewhere at the end of the day. But, that's part of the reason I make these videos so anyone moving here knows what they're getting into.

Speaking as a teacher... The video is correct that the main difference between public and private schools is the physical equipment/supplies available and number of staff. One area where there is no difference is the quality of teachers. The fanciest private schools do not pay more in wages than public schools (arguably their compensation is worse than piblic since their pension plan is way worse) and hire from the same pool of teachers. Mulgrave (a very expensive private school) boasts a teacher to student ratio of 7 to 1. This is significantly better than most public high schools, but not all. My school which is public has a 8 to 1 ratio, but we're a specialized tier 3 school.

Living in Washington, I'm not far away but the whole process of applying for work visa and finding a place to rent is in fact a massive headache. Also, I doubt I'd be able to replicate the income I get from correctional work here there with nothing but service industry experience. Still though, the place calls to me. I will own a home in Vancouver one day or at least that area, maybe north by the forest parks.

Do yourself a favour. Just avoid the place altogether. Lived there for 55 years. Best thing that happened for me was leaving in the end. It was a great place in the early days, not anymore.

Most rentals aren't actually on the MLS in Vancouver. The vast majority are handled by small mom + pop landlords and the websites I mentioned tend to be the ones most commonly used for advertising. If you haven't watched it yet, check out my video on renting in Vancouver...that'll give you a better idea of how things work here too. :)

@LarryNg-mx8qz Do you mean property taxes in New West? Yeah, that's true...they are higher than most areas in Metro Vancouver (I think the highest) but not too much more than say, Surrey...and still quite a lot less than people are paying in Calgary or Toronto.

Property taxes in the city are ridiculous. 1938 Bungalow $13,000 a year despite Vancouver being a small area, roads full of potholes & construction, few swimming pools & most leaking, people coming thru your yards & patios at night stealing propane, bicycles, anything not chained down. Crazy people chasing you offering to beat you up. Downtown all boarded up, people in parks, doorways, staircases. Continuous sirens. Sad, sad, sad so pick somewhere else especially if you have children.

@marjolainejane1506 Wow. That sounds intense. Not my experience at all (my neighborhood is very low crime, super quite and about 15 minutes to downtown...and I'm more than happy raising my four children in this city), but I'd move out of your neighborhood if it's that insane. For those reading, with $13,000 in property taxes I'd estimate the house is assessed around $3.4M give or take $100K or so.

The joke is that neither of those languages should matter whatsoever as we're an English/French speaking country but they have imported so much Chinese "investment" that it sure doesn't feel like it most of the time, particularly in Hongcouver.

No, but I meant something factual, because while I did study Mandarin, (reading, speaking, writing) the great majority of Chinese immigrants on the U.S. west coast speak Cantonese, (totally different). I am assuming (?) the Chinese populations in western coastal Canada are mostly Cantonese speaking(?) A very unattractive sounding dialect/language to me anyhow, compared to Mandarin, which is beautiful sounding. . "Ni hao ma, dude?"

@@Anvanho Cantonese is spoken in the south, Mandarin is the state language and spoken in the central and north. Both are handy.

@Anvanho I won't pretend to be an expert on this...but I think it depends. We have both Cantonese and Mandarin speakers in Vancouver. My understanding is that the earlier wave of Hong Kong immigration we had (motivated by the handover) meant that Cantonese was much more common amongst that era of immigrants. More recently, the mainland Chinese wave of immigrants we've had over the last 20 years or so tend to be Mandarin speakers. About a decade ago I took some Mandarin lessons...but it proved far too complicated for me. Saying hello or understanding a word or two here or there is about all that I can remember at this point. :)

In Ontario, we pay $6600 for a house only worth $1.8M. Not saying that is cheap, but Vancouver rates are pretty good.

Yeah...the property tax rate in Toronto is more than double what it is in Vancouver. I mean, I don't like paying taxes either, but it's important to put it in context. :)
