Yes. You can get a construction loan with USDA. They back the loan but you’ll need to find a lender to give you the loan. I check with loan smaller home town banks.

Why would a first time homebuyer get their deposit back ? Is it the lender who was reimbursing them for the deposit or is the seller?

Good videos but you must stop holding back on the facts that you will have to come with some money. Say 1800 instead of 900, tell about the 1k earnest. The sellers has to agree with these things to make this what your saying a good deal. The buyer spends 900, they need to make sure that's the house they really want and the seller is easy to work with because at the end, you just lost 900 and the seller just received a paid for inspection and appraisal on you. So 1800 would be logical in these days situation if the first home deal falls through because you have to repeat this again. Stop holding back and tell folks the truth and answer the questions for those who are on SSi or ssdi or retire, self employed..they stay asking for help, help them out.
