Very helpful! I have heard that having a wallpaper border signals the room was decorated in the 1990’s. I’d love to hear your opinion on wallpaper and wallpaper with borders.

I had a tenant put borders up. When I was trying to take it down a guy who was bidding on the job but knew it was too small told me a lot of people use border paste to put borders up, and it’s a bear to get off! Border paste is designed to get the border wallpaper to stick to wallpaper, especially vinyl! It was just hearsay, that I’d never heard before but I can tell you I’ve taken down a lot of new and old paper and I’ve never seen such a grip!

Question, my house was listed, we had thousands of views which my agent said was amazing compared to the rest of her listings, but only a couple showings. Do you think it was the photos, they were professional, or the price? One person actually said it looks much better in person than the pictures. I would think that after they see the price, home and lot size then they still view the listing, it may not be the price. But what you said many times in this video, is it is the price. We took it off for the holidays and will relist in February. Thank you for any input. I appreciate all of your videos, they helped me stage and get my house ready.

Seller gets it if buyer pulls out. But if First American Title is handing the escrow, they'll refuse to release the money. So you'll need to go to your local small claims court in order to get your money. I had this happen to me.

I have a 10 acre lot with 1 acre being a lake. and a 3 bdrm 2 bath home I have been trying to sell. I have 2 contracts all on a 30 day contingency that fell through. Please do a video on price per sq ft when reviewing comps. It is soooo frustrating when a realtor hands you a CMA comparing properties that may be the same age/sq ft as your property-but they may have a significant flaw. A home near me has two AC units, not in working order, and price per sq ft reflected that. Don't include that on a CMA and then try to low ball my home. Ugh!!

You do know that there are always possibilities of concessions. Things like $7500 for carpeting, $10,000 for appliances etc. can happen. Then people want money toward their settlement costs too. The last one is pretty common when it’s more of a buyers market. But all this is just to explain what Audra said: you are open to all offers. Some used to raise the offer so they could then ask for that amount back for closing cost and it was rolled into their mortgage. I’m not sure if that’s as prominent but it’s a reason to wait to see what the offer is.

This is something that happens, it depends on the situation but anything can be negotiated. Most commonly the seller does a rent back for a set period of time.

Audra. Say your house has noise issues in the area. Meaning when a buyer looks at your home , it may (or may not) have "background" noise going on. What to do , or how does disclosure play into this?

Well, you really can't do anything about it. As far as disclosures go, you would disclose the fact that the freeway or road can be heard from property. You can name the freeway or road. Usually homes with road noise don't go for a premium. You would want to make sure the other "things" you have control over are highlighted at the showing appointment. I had this one house with really load freeway noise. I thought I was never going to sell it. A buyer who was hearing impaired bought the house...thought it was great. Of course, we disclosed the noice issue. He didn't mind...he just loved the house. There's a buyer for every house:)

Wondering if you might address estate sellers. What makes sense to do to maximize estate but also being mindful of expenses. Do we update kitchens and baths? How far do you go? We have painted inside and out and made obvious repairs. Kitchen and baths from 1987. It has also been suggested that we subdivide a 6 acre parcel into 5 lots. Sounds good but there are expenses.

Yes, I will do a video on this one. Great topic. I don't know what area you are in. I honestly would ask a trusted local agent for their opinion. There is always a balance. When you start renovating an older home, the question is where do you stop. Sometimes it makes sense to just focus on making sure "things" work properly. AC, Windows, appliances etc.

Regarding #15: if you only get very few showings and even less offers, less than listing price after 3 months - indicating the price is too high...but what if the house is listed only $25k over what the buyer paid for it 17 years ago...and then did a lot of upgrades since (roof, hardwood, kitchen, baths) - what do you think that means? I decided to keep it - because I knew the house inside and out but worried I may sell it only to buy someone's headache - with issues the inspector didn't catch (,that seems to be super common lately!). I'd like to hear your thoughts (btw, the price was based on 2 realtor's, plus a 3rd after I pulled the listing - all agreed the price was fine... I didn't get it?). Thanks!

Well, the market has been very slow and strange the last 4 months. I am assuming you listed your house during this period. Its like the market froze. If you were to relist your home in the spring, I would bet you'd have better luck if it truly was priced well...which is sounds like it was.

@@AudraLambert Thanks, Audra - it was actually in the summer of 2023. The market was still going crazy here in the northeast, from what I could tell. I'm still puzzled about it - just knowing that every dime I put into the house was probably not worth it...if I could hardly break even from what I paid for it in '06 - thus losing all the money spent for the upgrades. I called in a realtor after I took it off the market for his unbiased opinion, but he didn't offer much advise (house was move-in ready; no clutter, etc.) - he said the price seemed okay. I just can't imagine any home not going up in value after 17 years. As you know, it was just before the last boom/crash - so I am actually nervous for all these people buying now thinking even if the housing market drops, they will eventually get their money back. I'm not so sure. However, I love my house - always have - so I was not disappointed it didn't sell; more confused, than anything, that I couldn't even get what I paid for it. But, thanks for your thoughts - love your videos - so entertaining!

lts winter, and interest rates are high for buyers. Sellers, dont sell your home now unless you absolutely have to. The current market does not benefit you. Also remember that to a realtor, it's never a bad time to buy or sell when a commission check is involved.

That's not necessary true, certain homes will take longer to sell. Plus there's less inventory in the winter months so it maybe strategy 😊

@@8675-__ Not this winter, on an election year with high interest rates. Sellers should wait for a better time to sell. l wouldn't mind selling my home. But l decided waiting a year or two is most likely a better choice..
