​@@tucsonarizonarealestate yes we are offering a co-op at historic averages. It's interesting because we were getting plenty of interest, until the rules Change. Could be a coincidence, but doesn't really feel like it.

Thanks so much for keeping us updated. I may have misunderstood something, but I can't see how owners/sellers will EVER offer to pay the buyer's agent's commission again...why would they? I guess if the property is not selling? To me, that sounds like if you want to buy a nice property that is highly sellable, then you are going to wind up paying your agent a retainer fee AND probably paying their commission as well? So many people are struggling to afford anything as it is (was).

Thanks for watching! It is too soon to tell. It all depends on the property. With the way it was you could track the CO-OP commission to figure out the impact of the % offered. There will be no way tell with the new rules that have been implemented. There is zero transperancey! Commissions will be negotiated 1st which is a disservice to buyers or in conduction with the offer.

I’ve looked at a few nice homes but can’t bring myself to purchase. I just a feeling at 20-30% drop is going to happen a few months after I buy a home here.

We shouldn't be required to even have a buying agent when you can contact seller directly through apps like Zillow, Redfin etc.
