Can you can backpack up the canyon. Can you park over night in Sabino Canyon but you can not camp in the parking lot. There are no official campsites at Seven Falls but there some areas you can camp overnight. Many times when we hike to Seven Falls we have seen people who have camped at the base of the falls.

Both are important. I would look at days on market and avg $sqft when pulling the comps. Along with how much competition you have.

Price are actually going doen on used homes in the dirtz and lake side park area. Also houses are on the market for a long time in that area.

From Redfin and other data sites prices are pretty much steady from June 2022 when the peaked from a massive ramp up. 326k in June 2022 now 340k November 2024. That bouncing around just above 320 doesn’t mean prices have gone up there is some natural bounce variation in the charts. What has changed is the housing inventory which continues to climb to now pre pandemic levels. If inventory continues to climb what is going to happen to prices this next year?

How does lot location and lot size in a neighborhood factor into the price per square foot? Because I feel that there are things about the land that isn't part of the home square footage where that price per square foot does not reflect

Yes a good lot can pull a premium and cause a home value to increase. Builders charge a lot premium all the time for the prime lots especially if there is an awesome view!

I really appreciated this thorough overview of Saddlebrook. A year ago, I did extensive research of 55+ communities in Tucson and Phoenix, ultimately choosing Pebble Creek, a Robson community in the Phoenix area. However, Tucson is still a potential future option for me. A question about the two HOAs at Saddlebrook. Historically, they had a reciprocity agreement whereby residents of either HOA could access the facilities of the other. When I tour Saddlebrook, the agent I was with told me this reciprocity agreement was likely to end. Do you know if it indeed has?

Thank you for watching and your kind words. The general sentiment among residents and staff, which I have spoken with many of each, is the reciprocity agreement is more likely to stay than to end. I keep up with each associations publications which I will link in the show notes. The October edition of SaddleBoroke One's "The Communicator" has an article which underlines the above sentiment: "One of the stated 2024 Goals of the SaddleBrooke One Board of Directors is to continue to 'build a framework' that will strengthen the bonds between SaddleBrooke One and Two. This year, our focus toward achieving this goal is... Reciprocity The SaddleBrooke One Board believes that maintaining reciprocity, which has been in existence between SaddleBrooke One and Two since their inception is, and will continue to be, a key element in sustaining the SaddleBrooke Community as a whole. SaddleBrooke One has amenities not available in SaddleBrooke Two, and SaddleBrooke Two has amenities not available within SaddleBrooke One. Reciprocity allows each Homeowners’ Association to leverage the total amenities offered to their residents into something more than the amenities that each HOA can offer its residents alone..." (links added in the show notes, KZbin does not like comment links) It's my understanding that it is ultimately up to the board and is put to a vote every few years. When this video was near conclusion I made one more trip to visit SaddleBrooke Two HOA building to specifically inquire about this before publishing. Both staff present at the time reaffirmed that the "likely-meter" is actually more that it will stay in place. Originally SB1 & SB2 both had reciprocity with the new SaddleBrooke Ranch, but that ended rather quickly. Which in my observation does make sense logistically with the geographic separation. I can see on a board-level that the newer and larger association with it's continued investment in additional facilities may feel the need to draw a line. But member input is also very much a consideration and I have not once met a member of either SB1 or SB2 who would be in favor of an official severance of reciprocity.

@ I appreciate this unexpectedly thoughtful and thorough response. I personally agree that continued reciprocity of Saddlebrook one and two is important. Here at Pebble Creek, we have two distinct halves to the community each with it’s own set of amenities, but there is one overarching HOA, and all residents have access to the combined set of amenities.. I was actually surprised when the agent who toured Saddlebrook with me in September 2023 made mention of the possibility that the agreement could be discontinued, as I had always read that it was likely to continue in perpetuity. In any case, it is encouraging to see that these mature communities continue to upgrade and expand their amenities. Again, thank you so much for the clear and thorough explanation. The ins and outs of associations, especially with the added 55+ layer, can be complex.

I do not see the benefit to the seller. Seller still has to pay the full real estate agent commission from the SALE PRICE. And, besides, a seller also becomes a buyer right away, I mean I sell my house and now I need to buy a house. Except now, it is a cheaper house.

He is right. I went back to Tucson in 2023. I was born in Tucson and my whole family lives in Tucson. I went to sahuaro high school. I left for texas and I saw the eastside of tucson having homeless and stealing peoples water from the hoses on golf links and kolb. Its so bad. They really need to sort the priority and straighten it out. Ive never seen it that bad.

Great info. We're currently in the process of purchasing a new construction in Vail, AZ. They just installed the drywall, so we missed that first inspection, but do you have any recommendations for inspectors for the final inspection? Also, the home is moving along very quickly (about 4-6 weeks ahead of schedule), should we be concerned about this? Thanks in advance.

Are you working with an agent that is representing you? If so I would ask your agent as to the inspector they would recommend. The pre-drywall is the more import inspection in the process.
I think buyers are waiting for housing prices to go down. I know I'd rather rent than ovetpay 100-200k for a house i may want to sell in the future. I personally don't think the election or interest rates matter. Thanks for the update tho. I watch it carefully and it looks slow.

That is a good question. Unfortunalty we are not members of the MLS in Phoenix and do not have Phoenix data like we do for Tucson. So it would be difficult to do a really good job comparing the markets in detail. We will look into it. It is a great idea. Thanks!

This is Misleading and most people can see right thru a sales pitch. You spoke about "Everything You Need to Know About Tucson AirBnb" from only 9:00 -11:00 out of the entire 13-minute video. People/Investors who are genuinely looking for good info specifically about Tucson, and Air BNB numbers are NOT going to get a lot of useful info from this video. It seems like more of a showcase of your property and your services, for the majority of the time than real info and numbers specifically about Tucson. This is just constructive criticism, please don't take it personal.
