We’ve been visiting Cambodia almost every year. Every time we were there we saw new high rises, new malls, condos popping up throughout the city.

I think I recall seeing somewhere they have a tax on undeveloped land. Not sure. That could throw a wrench in the land speculation play and it could be why developers are outpacing the growth. Hoping the market there is handled better than Mainland’s… anywho, great upload. Just watched a video you did on shophouses @ Landmark 271 a while back. South does seem like the place to be. Comparison over Bangkok was interesting. Think two things are two, Bangkok is huge but also Phnom Penh has plenty of room to grow.

Come off it man. Cambo is at least 20 years behind Thailand. I should know. I spent 2 months there with boots on the ground. Loooong way to go. Just look at waste management. Not great even in Thailand, but miles ahead of present day Cambodia.

@@Jeffr0-y1fI can agree with you that Phnom Penh/Cambodia is 20 year behind Bangkok/Thailand if Phnom Penh/Cambodia has no electricity, no running water, no paved road, no high rise, no automobile and everywhere throughout Cambodia looks like South Sudan while Thailand has running water, no poor, no street vendors throughout the country and if everywhere in Thailand looks like Singapore or even Malaysia. Otherwise your statement is way too exaggerated. Nonetheless, if Cambodia can maintain its GDP growth at the same rate for another 10 years, Cambodia can catch up with Thailand in terms of living standards and infrastructure, therefore , Ten Years behind Thailand is more accurate.

I've been to pp recently. visa on arrival is a pain in the butt and the evisa portal won't process my payment. pp is the cheapest to fly to from bkk. the information that is collected from foreigners is not as valuable as the convenience of getting pass the airport and getting repeat visitors that stay longer, which contributes to the real economony instead of the travel industry and immigration beuracracy. Thailand upped their visa free from 1 month to 2 for most foreigners. if governing bodies really want to increase commerce, 3 months visa free is the most practical solution
