I definitely salute him on his success but he definitely got blessed. 99% of the time when someone needs funding there is a minimum credit score, track record, or collateral needed. Unless you have a rich friend or something to just front it. That is very rare, especially for a small apartment complex. You are a blessed man.
@mikebevan10343 жыл бұрын
2-4 apartments- you can get an FHA loan with only 3% down. You just live in one and rent out the other(s). The best part is you can claim 75% of the expected rental income for the property as your income to help qualify for a larger loan. If you have a four unit complex that rents $1,000 per unit. Live in one. The other three gross $3,000. You can claim 75% on FHA loan which is $2,250 a month towards qualifying towards your loan. You can live rent/mortgage free and maybe put a little extra coin in your pocket all while building wealth. Sure you need some up front capital but it's not as hard as people think.

In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. Awesome interview! I really enjoyed this one because I had to use owner financing to get my own home and I'm having to use non-traditional financing to buy deals in the near future as well. Really awesome to see someone around my age succeeding in real estate, sometimes it gets lonely being on a different path at 23 😅

Thanks for the interview. Lots of things I'm curious about, but certainly a great start for someone so young to get in there and actually make it happen. Most people never get beyond talking. I feel the risk in these deals is more then most people should ever consider taking. I would not be comfortable being that leveraged and literally not having any reserves to fall on, but Cody's action and desire to learn, grow and build is certainly commendable. Still wondering what he did to pay off the original two down payment loans for $250k that he said were at 12% and had to be extended. I know the properties were cash flowing, but only small amounts compared to the debt. In order to keep growing I would expect that these would have needed to be satisfied?

I was thinking the same thing about leverage. The kid has a lot of wisdom for his age but life can throw a lot of curve balls to an investor waiting to build equity in a highly leveraged deal. It could end really badly if something goes wrong (out of your control) at the wrong time. I thought the title was a bit sensationalistic and the cardinal sin which is often the downfall of investors is being overleveraged and being hit with a disaster.

Question: how is investing in real estate helping anyone but the landlord? Isn't there such tough competition for first-time home buyers to get into real estate precisely *because* of investors who keep eating up all the properties? Genuinely want to understand how people think this is anything but selfish greed.

People get so hung up on little things that are not permanent and not that important. I’ve always said “if the numbers work, then who cares about the rest”. Like with his story, if you’re positive cash flow $1000/month, then why does the interest matter?

$1000/mo return is nothing on a million dollar 12 unit property. Please tell me he has maintenance and prop management built into his expenses. If not, this kid is basically the property manager but is also paying for all the maintenance too. He’s only making $83/mo per unit!!!

Next virus that comes along , shut downs, rents delayed.....how's that going to work out? Financial lender will like his check on time no matter what. Risk of this property going back to seller is extreme
