What about a 1031 exchange for the house in AZ? Saves on taxes. Also if he pays off his loan from his TSP he can roll it over to a self directed IRA and use those funds for future real estate deals.

Great point. My wife already found an agent to help us sell it and we are thinking of using the 1031 to buy two duplexes that cash flow. Fingers crossed we make enough on the sale to make this work. We have more equity in it than I’d anticipated.

To be honest, I don’t feel safe investing in crypto just yet. I’ve seen on the news that more and more companies are getting into it, but it’s just not my cup of tea. I much prefer the old and boring fixed index funds.
