why would the first position lender agree to the seller credit? typically, they would only lend at 80% of value, but this seller credit strategy essentially increases that 80% to something higher (like 90%). would that lender have an incentive to agree to this?

I heard from a young realtor that you have to sell them a vision to believe in you and “join you on your journey”. His vision was to retire his mom and his first few seller finance was family and friends

Every aspect ? You should have your own show. 20y RE broker and creative financed many deals and I would never say I know every aspect. There is always things to learn. I have learned RE even from people who don't do RE. You should learn and than learn some more.

What types of banks allow these types of loans with 1st, 2nd, and such large seller credit? I thought there were rules on amount of seller credit allowed? And I thought it had to be no more than buyers closing cost.

He is using bridge financing so I am not sure where he is getting that loan but that lender might be able to get around it

@@SeeItSoCal exactly when I bought my home they were like no no and no to all of the things I wanted to do. Am I selling credit could not be more than $6,000 which wasn't even 100% of my closing cost. Lol I need these lenders that they're using in my life

sell the single families 1039 into larger multi families. Buy some more single families if you are still interested in that. That would be my suggestion.

I’m confused about the second mortgage. Isn’t a second mortgage a home equity line of credit on the portion of the home loan that you have paid off? How do you do a second mortgage right off the bat before closing on a property to begin with? Or is the term second mortgage being used to mean a private lender or another lender in second position?

A second loan is just an investor be it a bank or private money that is willing to be in second position. The terms are based on the investor and buyer negotiations. There is no, this way or that way, terms are negotiatable always unless no one else will lend.

For the Seller credits... I know in my area we have a excise tax of 3% so if we upped the deal by $50k then the seller would be paying an additional $1.5k right?

For seller credits, are you telling the commercial bank 2.5M or 2.65M? Is the hard money lender first? After negotiating seller downward, why would a seller want to do this?

Private money would be 2nd position and that private lender has cross collateralization on some other property ( most likely) they own to grey private money terms needed to they have long term relationship.
