@@elyl78 Soooo.....my attorney tells me to say that "I've heard but cannot confirm that...you should check with your agent, AND You should be listed as additional insured by the contractor's insurer. OR, they should sign a workers comp waiver form if they aren't carrying their own insurance. That way, it's not like they are your under-the-table de facto employee, who should have been covered by worker's compensation insurance before entering your worksite." No guarantees, consult your own attorney, etc.

Bryce the way you speak is definitely like a teacher. Good teachers make everything digestible in bite sized pieces. I'm a teacher myself, and I often find myself frozen in inaction because everything is so different. Andrew - Get ready for a dissertation here: I have a maintenance guy who lives in one of my units, on the same block as 32 of my 38 units, and only 8 blocks from the remaining units - which makes boots-on-the-ground management/maintenance much easier. My wife handles admin stuff, and she has streamlined SO MUCH OF IT that it seriously makes our life a lot easier. I'll give you a couple of examples: 1) DocuSign account - Now I don't print out paper leases anymore, and my tenants can even sign their lease over their phone. We adopted this relatively late in the game - I was still printing, meeting with new tenants, signing, scanning, then emailing them a pdf copy of the signed lease. Paper would sometimes get jammed in scanner, or image would "run", or pages would tilt 2-3 degrees in the doc, annoyingly. Now - time-stamped eSignatures on everything, catalogued online with no need to even use paper. Since lease details differ per property and even per unit within a specific property, it is extremely helpful to have these 'saved' as available templates on DocuSign, so that only a few relevant details (dates, tenant name, price) need to be changed at each turnaround. 2) My wife moved us from mostly Venmo and/or checks for rent collection over to Cozy. My life became instantly better. Chasing down checks, or waiting for them in the mail, is a pain in the butt for a landlord. It's also a pain for tenants, who need a stamp, envelope, pen, checkbook, and a functioning memory every 1st of the month. Although Venmo was 'kinda' convenient, there were big problems: a) Venmo throttles how much you can withdraw at one time, so we were having to do 5-6 consecutive days of Venmo deposits into my bank at the beginning of the month . b) Technically, we weren't even supposed to be using Venmo to collect rent, since we had a personal account and not a business account. c) Even thought you would think the convenience of Venmo would make rent-payment more dependable, I still found that I had to text certain tenants on the 4th of every month and say "Dude, you forgot to send Venmo". d) Now that I hired a bookkeeper, they keep track of tenants through individualized Quickbooks categories. This means my bookkeeper needs to be able to quickly confirm which tenants have paid each month. Unfortunately, when you make a Venmo deposit into my bank account(s), the online bank ledger just reads "Venmo deposit $1000 on 5/2/20" without showing my bookkeeper which tenant was responsible for the payment. This meant that my bookkeeper had to log in to my Venmo account and scroll through my feed to cross-reference who had paid on that date. Cozy does FREE, MONTHLY, RECURRING, BANK-TO-BANK TRANSFERS ON THE 1ST OF EVERY MONTH. Now, on the 1st of the month, I immediately and automatically get all rents from tenants. It auto-withdraws, the same way an ACH student loan payment would. On top of this, it comes into my bank ledger with the tenant's last name included ("Cozy payment, Johnson, $1000") so that my bookkeeper can easily see whose account gets credited.

So true about the paper sitting there! I have some self storage units going to auction, I dread it so much that the papers have been sitting by my printer for over a week. Today I realized I just need to get them started, and as usual it ended up being much less time and easier than the anticipated dread makes it seem. Thanks for the worker's comp tip! I have a friend getting on my facility's roof later this week, working on getting that form now

"If you have bad spending habits, your profits from real estate will go toward your bad spending habits." That is brilliant! I'd say in fact, you'll then have the money to make worse choices. (i.e. spending money eating out all the time at a fast food place, will become eating out at expensive restaurants.) if you have poor spending habits one of your first mentors should be for budgeting and accountability.

Such a good podcast! I’ve been listening and trying to learn the ropes. Downloading the agreement of sale is the best “starter advice” I’ve been a personal trainer for years and always try and get my clients to start with learning the fundamentals. @1:07:30 advice to newbies whose spouse don't want us to invest. GREAT advice. And it might also not hurt to use the same "package" you would show to an investor (your BP evaluation information) to show them you have thought it through and and it is viable and profitable.
